About The Position

The Onsite Manager is responsible for basic operations and maintenance of a drug and alcohol-free housing facility in Eugene, Oregon, for individuals with conviction histories. The onsite manager lives in a private unit within the home or complex with shared kitchen and living spaces. The position ensures the property and grounds are well maintained, upholds positive relations with neighboring community members, and works in collaboration with the Long-Term Housing Property Manager to support residents in maintaining a peaceful living environment while adhering to the terms of the lease agreement.

Requirements

  • Basic understanding of routine maintenance and operations relevant to a small apartment community.
  • Motivation to work independently without direct supervision and to effectively prioritize a variety of tasks on a timeline.
  • Ability and willingness to ask questions and seek clarification when uncertain about a task or directive.
  • Ability to communicate clearly and effectively with a diverse community of tenants, neighbors, and colleagues.
  • Demonstrated ability to exercise discretion and uphold clear professional boundaries.
  • Knowledge of and/or ability to learn and apply de-escalation techniques and constructive methods to resolve conflict.
  • Proficient with basic computer skills that include use of email and word processing.
  • Experience working with individuals from marginalized populations, ideally those who have lived experience with the criminal justice system.
  • The onsite manager must respect and abide by the tenets of drug and alcohol-free housing.
  • Successful candidates for this position who are on parole or probation must have completed at least 1 year of supervision, have no violations of parole or probation in the past 9 months, and not be in a diversion program (e.g. SB416, Treatment Court, DUII Diversion, Restorative Justice).

Nice To Haves

  • 1 year of experience in a leadership, supervisory, or coordinator role (Preferred).
  • Understanding of Sponsors programs, services, and values strongly preferred.
  • Basic knowledge of landlord-tenant law preferred.
  • Access to reliable transportation preferred.

Responsibilities

  • Oversee daily operations and upkeep of the assigned property
  • Conduct daily walk-throughs of the grounds to ensure basic upkeep and identify areas in need of routine maintenance and repair.
  • Monitor common areas to ensure the safety, security, and cleanliness of the property.
  • Identify and promptly notify the Long-Term Housing Property Manager in writing regarding items in need of repair or replacement.
  • Create an equitable chore system through which each resident contributes to cleaning and maintain common spaces.
  • Ensure each resident understands and follows through with responsibilities as assigned.
  • Oversee and manage basic landscape and grounds maintenance.
  • Respond to occasional emergency after-hours and weekend requests.
  • Maintain frequent and consistent communication regarding tenant issues, lease violations, upcoming vacancies, unit turn schedules, and other property management issues with the Long-Term Housing Property Manager and other relevant staff.
  • Document any resident concerns and communicate them in writing to Long-Term Housing Property Manager within 48 hours.
  • Coordinate with the Long-Term Housing Property Manager to schedule and conduct routine unit inspections and move in/move out inspections.
  • Collaborate with the Long-Term Housing Property Manager to serve notices to tenants as needed.
  • Assist with issuing and collecting keys at move in/move out.
  • Communicate with the Long-Term Housing Property Manager to recommend (and conduct when appropriate) periodic drug screenings.
  • Establish rapport with each resident while maintaining respectful professional boundaries at all times.
  • Empower residents to successfully navigate conflicts with housemates through coaching and role modeling.
  • Support participants in establishing a shared purchasing system for household supplies that helps residents gain skills that support self-sufficiency and collaboration.
  • Respond to resident questions and concerns in a timely manner via phone, email, and/or in person.
  • Provide new resident orientation at move-in, including acquainting new residents with community rules, basic neighborhood information, and emergency procedures.
  • Refer residents to other resources within Sponsors, (e.g., Reentry Resource Center) as appropriate.
