About the Company Gross Residential is a dynamic property management and construction firm with over 40 locations throughout Ohio, Tennessee, Alabama and South Carolina, and North Carolina. Founded in 1916, four generations of family ownership have poised us for another unique period in the company's rich history. Celebrating over 100 years in business, we develop projects and oversee the construction of apartments, townhouses and condominiums. We market and sell the homes, while maintaining ownership of and managing the apartment communities.

Responsibilities

  • Work with upper management in developing our company's overall marketing and advertising programs as well as short-and long-term business strategies.
  • Develop and maintain marketing and sales literature (brochures, ads, inserts, signage, merchandising, special promotions, price lists, etc.) Ensure that all necessary sales literature and forms are stocked at leasing offices and are current and complete.
  • Oversee Digital Marketing Programs Property Websites, Google Adwords campaigns, Google My Business Profiles, Google Analytics, ILS Profiles, Reputation Management / Social Media Platform, email marketing campaigns, etc.
  • Stay up-to-date on new technologies and industry trends in the marketing and multi-family industries.
  • Maintain and cultivate relationships with outside vendors including advertising agency, print shop, media vendors (national and local), sign companies, etc.
  • Utilize OneSite property management software to drive business activities and decisions.
  • Conduct market research, including forecasting sales and scouting competitors' projects and issuing reports with recommendations relative to our company's response to competition.
  • Coordinate with upper management to schedule market studies for land acquisition analysis.
  • Recommend price adjustments and update price lists as approved.
  • Obtain market trend analysis data from each business unit; compile reports and present executive summary weekly.
  • Develop programs for generating traffic and referrals.
  • Monitor customer feedback on our product, service and company after move-in; recommend program enhancements based on this feedback.
  • Maintain brand standards including images, messages, style, logo usage and other graphics elements.
  • Communicate and motivate on-site managers and leasing professionals regarding marketing campaign initiatives.
  • Prepare annual and per project marketing budgets and monitor expenses against the approved budgets.
  • Manage and develop marketing staff; delegate and follow through on assignments.
