About The Position

The department of Facilities Maintenance for the University of Maryland, Baltimore has an exciting opportunity for a Non-Technical Trades Manager to oversee the Structural Trades (Multi-Trades & Paint). Alongside day-to day corrective and preventative maintenance, the multi-trades and paint shops complete small renovation projects, coordinate subcontractors, and manage project budgets. Together, these services support the safety, appearance, and usability of all UMB facilities. Requirements

  • Education: High School Diploma or GED. Bachelor's degree preferred.
  • Experience: Nine (9) years progressively responsible experience in the trade(s) where assigned
  • Supervisory Experience: Two (2) years of direct supervision and responsibility for training, work coordination, and monitoring the work of others.
  • Certification/Licensure: N/A
  • Other: Except for qualifications established by law, additional related experience and formal education in which one has gained the knowledge, skills, and abilities required for full performance of the work of the job class may be substituted for the education or experience requirement on a year-for-year basis with 30 undergraduate college credits being equivalent to one year of related experience. In instances where specific education and/or experience is required only directly related education and/or experience may be substituted.
  • Knowledge of position requirements. Knowledge of all applicable requirements, regulations, and laws. Skill in effective use of applicable technology/systems. Ability to effectively communicate both verbal and written thoughts, ideas, and facts. Ability to work cooperatively with others and independently. Responsibilities

  • Oversees and provides administrative and technical supervision of the general and daily operations of one or more large multi trades work teams involved in structural trades work and plans/coordinate work with higher graded mechanical, and electrical trades. Responsible for daily operational functions, supervision of staff, quality control, and adherence to safety standards. Incumbents at this level supervise Trades Chiefs and/or Trades Supervisors and do not regularly perform trades work.
  • Plans, supervises, coordinates and reviews the technical maintenance work and installation services rendered by unskilled, semi-skilled, and skilled workers assigned to multi trade work team(s), determines work priority and makes appropriate personnel assignments; makes recommendations regarding work that falls outside the scope of the shop and suggests alternatives for timely and appropriate completion. Provides Technical expertise and guidance to the staff
  • Trains assigned personnel. Performs on-the-job training and participates in performance management process.
  • Ensures adequate supplies, materials, and equipment are maintained for area(s); initiates and/or prepares documentation related to purchase transactions; recommends and supervises vendors; oversees the ordering process. Participates in budget projections, budget preparation, departmental planning for area of responsibility, and oversees and recommends changes internal operating procedures.
  • Performs estimates of time, labor, and materials to be used on assigned projects. Prepares project schedules. Prepares contractual specifications for construction, renovation, or overhaul work to be done by outside contractors.
  • Prepares a variety of special and recurring reports and analyses reflecting daily operations and project status.
  • Inspects shop and work areas for adherence to safety, sanitary, and security regulations. Ensures area meets established standards and employees are properly trained in up to date safety methods and procedures.
  • Inspects completed job assignments for adherence to trade standards and contract specifications.
  • Troubleshoots problems and performs maintenance repairs.
  • Operates and ensures operational readiness and safety of the tools and equipment of the trade(s). Repairs and/or directs the repair of machinery and equipment using hand and power tools, precision measuring devices and testing instruments.
  • Leads UMB's property damage emergency reponse efforts. Coordinates response to events that result in property damage on campus. Responsible for maintaining inventory of supplies in emergency flood response locations and performing regular audits after each response.
  • Responsible for managing the claims process with UMB Risk Management, including but not limited to insurance claims processing, reporting regular project status updates and schedules to the impacted stakeholders, responding to inquiries from internal and external stakeholders and leading repair/remediation efforts.
  • Perform other duties as assigned.
