The Manager 1 is responsible for all zone maintenance activities—both scheduled and unscheduled—across assigned buildings. Primary duties include responding to facility issues as they arise and performing preventative maintenance to ensure the ongoing safety, functionality, and efficiency of university facilities. The Manager 1 reports to the Zone/Shift Leader but may also receive direction from district, zone, and central operations leadership. Responsibilities include delivering high‑quality customer service, supporting a wide range of facilities management functions, and integrating environmental sustainability initiatives into daily operations. The position also prepares estimates for billable work performed by zone maintenance staff. The Manager 1 serves as the direct supervisor for maintenance personnel performing facilities-related work. Supervisory responsibilities include training staff, developing daily work schedules, forecasting maintenance needs, conducting performance reviews, administering corrective action, and managing attendance. The position also coordinates and oversees contractors and university personnel in collaboration with other zone and district leaders. When needed, this role may provide short-term coverage for zone or district leadership. Additional responsibilities include adhering to all safety practices and procedures; maintaining clean and safe work areas and equipment; attending required meetings; ensuring accurate and complete documentation; and communicating effectively with customers, coworkers, and supervisors through written, electronic, and verbal communication. The role may be subject to changes in shift, work hours, days, and/or location based on operational needs. It may require participation in on-call and holiday rotation and is subject to 24‑hour emergency call. In accordance with the Disaster Preparedness and University State of Emergency Policy 6.17, this position is designated as essential (short-term status) and alternate (long-term status).
