About The Position

Pocasset Mental Health Center (PMHC) operated by the Department of Mental Health (DMH) is seeking a talented and skilled candidate for the position of Maintenance Working Foreman. The PMHC provides a mental health system of care that is responsive and appropriate, offering services that are of high quality, accessible and cost effective. Services are designed to be individualized, promote independence and recovery, and prevent unnecessary hospitalization. Under the supervision of the Facilities Director, the Maintenance Working Foreman participates in the upkeep, maintenance, repair and/or altercation of state buildings and related structures at the PMHC and in the community, if needed. The successful candidate will perform maintenance and grounds keeping duties, provide supervision to trades worker staff, as well as perform duties related to life safety ensuring all sites are in compliance with the Joint Commission and CMS standards, as well as all applicable local state and federal life safety regulations. Please Note: This position is 40 hours per week. The selected candidate will work Monday through Friday from 7:00am-3:30pm. Days off are Sunday and Saturday. This position is on call during inclement weather events.

Requirements

  • Must possess valid Massachusetts Motor Vehicle Operators License (Class D) or equivalent in the state in which you reside.
  • Knowledge of the types of safety practices and procedures followed in building maintenance and repair work.
  • Knowledge of the standard preventive maintenance procedures followed in connection with building structures.
  • Knowledge of the types and uses of small hand tools such as pliers, chisels, hammers, etc.
  • Knowledge of the types and uses of hand-held power tools such as drills, etc.
  • Knowledge of the principles, practices and techniques of supervision.
  • Skills in using small hand tools, such as pliers, hammers, screwdrivers, wrenches, etc.

  • Ability to supervise, including planning and assigning work according to the nature of the job to be accomplished, the determining subordinates’ training need for disciplinary action and either recommending or initiating disciplinary action.

  • Ability to read and interpret documents such as plans, specifications, blueprints, drawings, job layouts and schematics.

  • Applicants must have at least two years of full-time, or equivalent part- time, experience in building maintenance, repair and/or construction or in a building construction trade.
  • Based on assignment, possession of a current and valid Massachusetts Motor Vehicle Operator's License may be required.
  • Based on assignment, incumbents may be required to possess the appropriate certification or licensure as a pesticide applicator in accordance with the rules and regulations of the Massachusetts Pesticide Board of the Department of Food and Agriculture (Code of Massachusetts Regulations #333 1.00 through 10.00).

Nice To Haves

  • Prefer possession of a trade school diploma or certificate of completion in one of the trades, or in industrial maintenance or have a minimum of two years’ experience working in construction.
  • Familiarity with trades relevant to facility operations such as general maintenance and grounds keeping.
  • Ability to work with multidisciplinary teams; maintaining working relationships with other internal staff and external contacts.
  • Tact, diplomacy, and composure needed for interaction with contractors, vendors, and facility staff.
  • Thoroughness, independence, and excellent written and oral communication skills with proficient usage of Microsoft Office products including Word, Excel, and Outlook.
  • Given the population served, bilingual or multilingual fluency.

Responsibilities

  • Participates in the work, maintenance and repair of the facility and related structures at the Cape Cod and Islands Community Mental Health Center.
  • Functions as the Fire Marshall for the Pocasset site and ensures mandated fire drills occur with the appropriate frequency and that problem areas are addressed in a timely manner.
  • Determines the need for maintenance or repair of buildings or the maintenance, repair or replacement of equipment to provide information to superiors.
  • Maintains records and prepares reports to provide information concerning work progress, work completed, costs, problems encountered, equipment and materials used, and to make recommendations concerning assigned activities.
  • Procures contractors to perform essential building maintenance at the facility by assessing building condition and going through the contractor procurement process.
  • Oversees and participates in capital improvements, preventative maintenance and emergency repairs.
  • Oversees contracted services, such as laundry, pest control, and waste removal.
  • Operates state vehicles in a safe manner to provide transportation of personnel, clients and materials to the work site.
  • Requisitions supplies and equipment, as needed.
  • Engage in professional, courteous behavior with coworkers and, as necessary, clients of the Center.
