TOK is seeking a talented Maintenance Technician who will be responsible for overall operations and maintenance of commercial buildings within our portfolio with regards to preventive maintenance, grounds cleanup, repair work, and work order tracking. As a Maintenance Technician, a typical day includes performing these essential duties and responsibilities: Responsible for performing general maintenance on commercial properties including fixing and maintaining lighting fixtures and performing and/or overseeing repairs on the property, including painting, carpentry, minor plumbing, electrical, HVAC, etc. Mains exterior common areas and grounds as needed. Advises property managers on the overall condition of the property, including potential hazards. Provides excellent customer service, responding professionally and efficiently to property managers, tenants, vendors, and/or property owners in regards to maintenance. Oversees project work performed by outside vendors in subcontracted services. Responsible for ensuring that all safety hazards are identified and remediated prior to work beginning. Provide information, recommendation and solutions utilizing problem solving and analytical thinking. Accountable for completion of work orders as well as efficient management of time and materials. Effectively capture time worked using work order software. Strive for over 90% efficiency (hours available for work are captured in work orders). Performs repairs and maintains physical structures of property, using hand tools and power tools in various facets (i.e. electrical, structural, plumbing, etc.) Responsible for performing general exterior maintenance including but not limited to ensuring trash is picked up around the building, cobwebbing, cleaning the dumpster area, ensuring the entry ways are clean and free of debris, wiping down trash cans and ash urns and emptying if necessary. Perform seasonal power washing of building exteriors, sidewalks, and other surfaces to maintain a clean and professional appearance. Reliable and predictable attendance required. Other maintenance duties as assigned by Management.
