About The Position

The Maintenance Technician's primary goal is to provide exceptional service to residents. This role involves working closely with the Maintenance Supervisor to deliver skilled, efficient, and professional service, with potential for promotion to Maintenance Supervisor. The Maintenance Technician reports directly to the Property Manager and is responsible for the overall maintenance of the property. This includes performing technical repairs to plumbing, electrical, heating, air conditioning, and appliances, as well as completing apartment turnover maintenance within three to five business days. The position also covers common area maintenance, monitoring the building exterior for issues, and contributing to an effective preventive maintenance program.

Requirements

  • Must have valid driver's license with an acceptable driving record & proof of automobile insurance coverage
  • Possess effective time management skills and attention to detail
  • Ability to adapt to change in a composed manner
  • Ability to respect and maintain confidentiality
  • Maintenance experience & knowledge in plumbing, electrical, HVAC and appliances
  • Ability to lift heavy objects
  • Ability to communicate clearly with the residents
  • Ability to work cooperatively and in a teamwork environment
  • Willing to work on-call hours

Nice To Haves

  • EPA certification preferred. If required at a specific property, certification must be obtained within 90 days of the employment start date

Responsibilities

  • Provide exceptional service to our residents
  • Work hand-in-hand with the Maintenance Supervisor to provide skilled, efficient and professional service
  • Perform independently technical maintenance repairs to plumbing, electrical, heating, and air conditioning, appliances, and any other aspect as needed
  • Perform apartment turnover maintenance in three to five business days and turnover checklist completion
  • Install blinds, change filters, replace bulbs, replace drip pans as needed, replace door stoppers, caulk, and other miscellaneous repairs as needed during turnover maintenance
  • Perform common area maintenance including sweeping, mopping, vacuuming, emptying trash, pressure washing, cleaning windows etc.
  • Monitor building exterior for issues with roof, siding, shutters, etc.
  • Help maintain an effective preventive maintenance program for area of responsibility
  • Assume primary responsibility for the safe condition of all equipment or structures in area of expertise
  • Enter any newly purchased tools or equipment into inventory
  • Keep work area clean and orderly
  • Observe all safety rules
