Requirements

  • A minimum of three (3) years driving experience is required if the position will be responsible for driving or considered to be a driving role.
  • Must be able to stand/walk for 8 to 10 hours.
  • Frequent body movements including ability to lift up to 50 pounds, bend, stoop, squat, reach, push, and pull.
  • Ability to work indoors and outdoors during various weather conditions.
  • Frequently may be exposed to outdoor spaces, service areas, or other environments which will, by their nature, have variances in air quality, temperature, walking surfaces, lighting, and other physical aspects.
  • Potential exposure to substances such as paints, cleaning agents, chemicals, etc. which may be considered irritants.

  • Job Type: full-time, hourly / non-exempt - $22.00 - $24.00 per hour plus Bonus Program.
  • Work Hours: Monday through Friday, 8:00am – 5:00pm + evening and weekend hours required as needed for emergency maintenance needs.
  • Physical Requirements: standing, kneeling, lifting, carrying, painting.
  • Required Education: High School Diploma; applicable work history/experience.
  • Required Experience: 2+ years of experience in residential property maintenance; strong working knowledge of electrical, plumbing, HVAC, carpentry, and heating systems; experience with duties including drywall, snow removal, appliance repair, and the safe use of power tools.
  • Qualities: demonstrates integrity on a personal and professional level; exceptional communication, sales, and negotiation skills; ability to solve problems involving residents and challenging situations.

Responsibilities

  • Performs necessary maintenance relating to both the exterior and interiors of all buildings of the property assigned.
  • Maintains inventory of equipment, tools, supplies, and work materials.
  • Maintains a working knowledge of all utility sources and supply lines.
  • Completes maintenance work orders as assigned; maintenance experience/knowledge includes painting, drywall, plumbing, electrical, mowing, plowing, etc.
  • Paints, cleans, completes maintenance items, and all other items required for the completion of the unit under renovation.
  • Performs all phases of snow removal from all needed areas and maintains all appropriate equipment.
  • Cleans all common areas and responsible for trash removal.
  • Assesses and prioritizes all work to be performed on assigned site.
  • Completes daily work schedules for routine maintenance duties.
  • Notifies Maintenance Supervisor and Property Manager of all problems and potential issues of concern.
  • Ensures quality of work duties performed.
  • Handles emergency situations that may arise; and communicates all details of the incident to the Property Manager.
  • Special projects and other responsibilities may be determined.
  • Will be available for on-call as necessary and scheduled.
  • Maintains a professional and courteous manner with all residents, vendors, contractors, and fellow employees.
  • Actively participates, understands, and follows the Company’s safety programs.
