Position Summary: Under supervision, the Maintenance Technician I is responsible for coordinating daily tasks associated with the assigned Community. Performs a variety of facility and technical tasks that supports the needs of residents not limited to on-site maintenance, areas of unit turn, inspection, maintenance, and repair.

Requirements

  • Minimum 1 year in maintenance or related field.
  • Basic knowledge in cleaning, plumbing, electrical, carpentry, boilers, and HVAC.
  • Basic knowledge using hand and power tools.
  • Current driver's license
  • Access to a reliable personal vehicle for on-call responsibilities and travel to job sites as needed

Responsibilities

  • Ensure that the physical condition of the Community is maintained according to the organization’s operating and safety standards.
  • Complete all service requests and repairs correctly and in a timely manner. Obtain Supervisor’s approval for repairs and replacements that exceed $1,000.00.
  • Administer turn-key operation and ensure vacant units are inspected and prepared in a timely manner.
  • Maintain a proper inventory of supplies and tools sufficient for providing service and maintaining the property. Purchase supplies as required, using a standard purchase order system and proper bidding procedures.
  • Maintain and work with approved vendors as needed within the annual budget.
  • Maintain a preventative maintenance program that minimizes emergency repairs and service requests.
  • Execute knowledge of building equipment, painting and drywall patching, plumbing, along with other minor repairs.
  • Evaluate deficiencies such as excessive wear or troubleshoot faulty minor electrical issues.
  • Perform all other duties as directed by the Community Manager and assist the overall team effort, as needed.
