About The Position

Kibo Property Management is hiring a Maintenance Technician to keep our apartments and facilities running smoothly — from repairs and make-readies to grounds and common areas. Requirements

  • Experience in all aspects of apartment maintenance including plumbing, electrical, HVAC, carpentry, and small appliance repair.
  • Minimum of one (1) year building maintenance experience, multifamily is preferred.
  • Knowledgeable and skilled in safe use and maintenance of hand tools, power tools, and mechanical equipment.
  • Strong communication skills; ability to read, write and communicate effectively.
  • Basic computer skills and understanding of technology.
  • Valid and current Driver’s License
  • Must past a background check, drug screen and motor vehicle report prior to first day of employment
  • Fair Housing certification or ability to obtain within first 30 days of employment (course provided by employer)
  • Ability to lift and/or move up to 50 pounds without assistance.
  • Ability to climb stairs and ladders.
  • Ability to work outside in different elements.

Responsibilities

  • Performs all maintenance and repair work (major and routine) for the apartments, supportive buildings, common areas, breezeways, irrigation systems, and grounds.
  • Provides maintenance support for the storage and commercial assets.
  • Notifies the Maintenance Manager of any unsafe conditions or areas of concern, and provides recommendations for resolving these issues.
  • Completes punch lists in vacant apartments, including debris removal, repairs and replacements, and inspections.
  • Follows the Make Ready Procedure.
  • Conduct regular property inspections and identify preventative maintenance needs.
  • Coordinates housekeeping and carpet/floor repairs with the Maintenance Manager as needed.
  • Ensures the inventory and workshop are neat, organized, and adequately stocked to handle make readies, service requests, and other routine maintenance tasks.
  • Serves on call for 24-hour emergency maintenance work orders on a rotating schedule (approximately every four weeks).
  • Maintains a professional demeanor at all times while on duty or on call.
