About The Position

The Maintenance Technician supports the overall upkeep, safety, and functionality of the community. Depending on property size, the role may report directly to the Maintenance Supervisor or an Assistant Maintenance Supervisor. The technician completes work orders, assists with turns, maintains common areas, and delivers outstanding service to residents.

Requirements

  • HVAC certification preferred or required per local code.
  • Working knowledge of electrical, plumbing, HVAC, and basic construction.
  • Strong mechanical aptitude and willingness to learn.
  • Ability to read and follow written and verbal instructions.
  • Excellent customer service, communication, and teamwork skills.
  • Organized, dependable, and able to manage time effectively.
  • Ability to climb ladders and lift/carry heavy items.
  • Must have own basic tools.
  • Availability for weekends, overtime, and on-call rotation as required.
  • High school diploma or GED.
  • Valid driver’s license and proof of insurance.

Responsibilities

  • Respond to and complete routine service requests within 24 hours, following direction from the Maintenance Supervisor.
  • Deliver professional, courteous service to residents, guests, employees, and vendors.
  • Document work orders and maintain accurate records.
  • Maintain a clean and safe community, including common areas, breezeways, grounds, and shared spaces.
  • Perform daily common area walkthroughs and report issues promptly.
  • Assist with pool maintenance per local code (where applicable).
  • Help enforce community trash and cleanliness standards.
  • Complete make-ready tasks per the turn schedule.
  • Install and change locks as directed.
  • Complete turn checklists and ensure units are ready for move-in.
  • Maintain the maintenance shop, tools, and inventory according to policy.
  • Report supply and equipment needs to the Maintenance Supervisor.
  • Support weekend coverage and on-call rotation as scheduled.
  • Maintain required logs (MSDS/OSHA/EPA) and follow safety protocols.
  • Participate in monthly safety meetings.
  • Assist with scheduled preventative maintenance inspections (monthly and quarterly).
  • Replace air filters, check for hazards, and report issues promptly.
  • Conduct unit inspections during move-in/move-out cycles.
