About the Maintenance Technician Position: This is an entry level position with opportunity for learning all of the skills and knowledge to advance to an on-site Maintenance Technician. Overall Responsibility As a member of our maintenance team, the Maintenance Technician is a vital component of our community’s day-to-day impression on existing residents and prospective residents. As such, the Maintenance Technician is expected to maintain a high level of quality customer service and professionalism.

Requirements

  • Must have a personal vehicle
  • Must have valid driver’s license and automobile insurance coverage.
  • Must be able to read and write English.
  • Employee must own tools necessary for completion of their job duties and and have them with them at all times during the work day and obtain any additional tools as required to perform their duties.
  • Report to work each day on time as assigned.

Responsibilities

  • Changing HVAC filters
  • Replace batteries in smoke detectors
  • Replace batteries in thermostat
  • Check for leaks
  • Check for maintenance issues
  • Record apartment finishes
  • Take pictures of finishes
  • Snow and ice removal using a snow shovel.
  • Assist in make readies and work orders as assigned
  • Display a positive, cooperative attitude toward work assignments and requirements.
  • Communicate pleasantly with subordinates and supervisor.
  • Record accurately the completion of work activities.
  • Ability to write routine reports and correspondence.
  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions and procedure manuals
  • Report accidents, emergency situations to the Supervisor immediately.
  • Inspect and report all common area defects.
  • Report any resident breach of house rules to Property Manager.
  • Demonstrate effective communication and interpersonal skills.
  • Maintain daily log book of all daily work assignments.
  • Shall perform his or her duties using standard levels of productivity and dependability, insuring completion in a timely and zero defect manner.
  • Pleasing personality and ability to work with and understand the problems and attitudes of residents.
  • Ability to assist the Superintendent in any area where needed.
