The Maintenance Technician receives and follows maintenance schedules and direction from the Director of Maintenance, with a primary focus on providing a safe and clean environment for residents, associates, and visitors. This role involves performing routine maintenance on community grounds and parking areas, including policing, sweeping, and blowing as necessary. Key responsibilities include the upkeep of floors, such as carpet cleaning, deodorizing, sanitizing, stripping, sealing, and waxing tile floors, as well as daily inspection of hallways for needed carpet cleaning. Community trash removal is performed at the start of each workday. The technician is expected to perform all duties at a reasonable pace, ensuring safety and attention to detail. Routine maintenance and repair throughout the community are required, covering tasks such as plumbing, replacing bulbs, checking and replacing A/C filters and fuses, electrical work, carpentry, and mechanical repairs. The technician must report equipment malfunctions or breakdowns, hazardous conditions, and supply shortages to the supervisor immediately. All maintenance items must be kept in a safe area to prevent injuries. The position is subject to recall after hours and requires being on-call for weekends and holidays in the event of a maintenance emergency. Proper authorization is required prior to entering any apartment. All on-the-job injuries must be reported according to company procedure. When interacting with residents and/or family members, the technician must be mindful of Resident’s Rights to Privacy and resident confidentiality. The ability to work in a safe and alert manner and to take ownership for the safety of associates and residents is essential. Any medication that might impair the associate’s ability to perform the job safely or competently must be disclosed. All associates are responsible for maintaining a safe and secure environment for all community residents.
