Maintenance Tech/Stationary Engineer
About The Position
Responsible for performing general building maintenance tasks in carpentry, electrical, heating, ventilation, and air conditioning (HVAC), plumbing, and for maintaining the entire property in safe, attractive, comfortable condition. Must be able to respond to building emergencies on a 24/7 basis. To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Under supervision, operate, maintain and adjust steam power plant and electro-mechanical building equipment. They operate, maintain and adjust boilers, furnaces engines, pumps, heat exchangers, generators, motors, chillers, cooling towers, including equipment for heating, ventilation, air conditioning, lighting and associated equipment in public buildings, municipal pumping stations and incinerators; make periodic inspections of equipment and minor repairs to such equipment; perform preventive maintenance, may operate control consoles in control rooms; prepare requisitions for materials and spare parts; read meters, gauges, and other recording devices and log the data; keep records and write reports; as directed.
Requirements
- Must be able to work flexible hours and respond to building related emergencies when the need arises.
- Will be able to respond early or stay late for snow management at the site.
- Must have a valid NY driver's license and reliable transportation.
- High school diploma or general equivalency diploma (GED)
Responsibilities
- Paints
- Repair/replace ceiling tiles
- Services plumbing, electrical fixtures, replaces bulbs and ballasts, and associated electrical and plumbing components i.e. switches, receptacles, faucets, valves, clear drains, etc.
- Services all HVAC system equipment: Boilers, VAV's, AHU's, Chillers, Cooling Towers, Pumps, etc.
- Repairs or replaces old and faulty parts
- Repairs locks, and makes keys
- Makes regular inspections of building, plumbing, electrical fixtures, appliances, and major equipment.
- Checks for appearance and cleanliness, and reports unusual conditions.
- Is on call for emergency duty when assigned.
- Is familiar with power, water, and gas turnoffs, clean-out traps, fire extinguishers and fire hydrants.
- Knows emergency telephone numbers (e.g., police, fire department, Chief Facility Engineer, Facility Manager).
- Follows all company emergency procedures.
- Operate, maintain and adjust steam power plant and electro-mechanical building equipment.
