Coordinates maintenance staff, provides maintenance support, and completes construction projects. SCHEDULE: Monday-Friday 7a-4p. On-call as needed and possible travel between sites could make for an 8-10 hour day. MAJOR RESPONSIBILITIES & DUTIES: Performs and coordinates general maintenance activities. Coordinates activities of craftsmen. Completes maintenance projects, determines work procedures, prepares work schedules, assigns work to maintenance staff, and communicates with external contractors. Estimates costs of jobs and requisitions supplies. Completes service order forms and records work performed, duration, and materials used. Updates customers regarding completed service activities, addresses issues, and responds to complaints. Installs and maintains building systems, determines appropriate procedures, material, and equipment necessary to complete work orders. Performs preventative and corrective maintenance for campus buildings and exterior surfaces including cleaning gutters, caulking windows and doors, waterproofing, and painting. Interprets building layout diagrams or blueprints to plan new or modified installations; evaluates equipment or systems for hazards, need for adjustments, relocation, or replacement. Maintains shop facilities and equipment required for maintenance repairs and safety. Utilizes Boys Town vehicle to transport supplies and equipment to work locations. KNOWLEDGE, SKILLS, AND ABILITIES: Knowledge of a broad range of construction and remodeling practices, techniques, tools, equipment, and safety procedures. Mathematical skills to calculate specifications and costs, and the ability to read blueprints. Installations, repairs, or restorations of wood and other construction materials. Leads a team of associates and craftsmen to complete projects. Communicates with individuals in an articulate, professional manner. REQUIRED QUALIFICATIONS: High school diploma or equivalent required. Minimum 2 years of experience including all phases of carpentry or woodworking and multiple skill trades required. Possess a valid driver's license with a good driving record and pass an annual Motor Vehicle Registration (MVR) check required. On-call (continuously or rotationally) to provide support. Available to work evenings, weekends, and holidays if needed required. PREFERRED QUALIFICATIONS: Vocational training preferred. Supervisory experience preferred.
