Essential Functions: Oversee all day-to-day functions of the maintenance department. Leads and develops a team of up to 25, including maintenance supervisors, technicians and coordinators. Manages Maintenance Expense and Maintenance Capital Budgets. Works with supervisors and coordinators on daily issues that need immediate attention. Meets and discusses with supervisors and coordinators to resolve ongoing maintenance issues. Resolves any and all maintenance issues with vendors. Assists coordinators with day-to-day duties as needed. Provides budget updates to Director of Facilities each period. Continues to develop Preventive Maintenance programs to provide more uptime and increased profits. Performs cost tracking and budget comparisons. Negotiates all vendor pricing and contracts. Assists Facilities Director with annual budgets. Verifies and codes all maintenance invoices; approves invoices within their authority. Identify and manage special capital projects on time and within budget. Improves customer service and communication to our locations. Performs site rides as needed with Regional Directors of Operations. Performs semiannual visits with all vendors. Completes other duties assigned by management that supports the continued success of the Region. Ability to communicate in writing and verbally to and with associates, vendors, and other external stakeholders in a manner consistent with business needs. Must be able to exchange accurate information in these situations. Ability to frequently move or transport items weighing up to 50 pounds or more. Ability to use his/her hands in order to handle or grasp items of varying weight. The employee is frequently required to stand, walk, and reach with both hands, arms, and legs. Ability to position self to stoop, kneel, crouch or crawl. Ability to operate a computer keyboard for data entry and observe computer screens accurately for data entry, use fax machines and copiers, and exchange information accurately for support via telephone communications. Ability to ascend/descend a 20-foot ladder within an outdoor environment. Ability to work under tight deadlines, interruptions, and stressful situations. Achieves financial objectives by preparing an annual budget; scheduling expenditures; analyzing variances; initiating corrective actions. Allocates program costs by preparing operational and risk reports for analyses. Maintains staff by recruiting, selecting and orienting employees. Maintains staff job results by training coaching, counseling and disciplining employees; planning, monitoring and appraising job results. Maintain professional and technical knowledge by attending educational workshops; reading professional publications; establishing personal networks; or participating in professional societies. Contributes to team effort by accomplishing determined Financial and Key Result Area targets pursuant to Company Plan guidelines.
