About The Position

We are seeking a dedicated Maintenance Supervisor to join our team at at Orchard Hills Apartments, a 142-unit conventional apartment community located in Richland, WA. As a part of a community-focused team, you will play a vital role in serving residents with care, responding to service requests promptly and professionally, and take pride in maintaining the property to the highest standards. This position is responsible for overseeing the daily operations of an apartment community, ensuring that all units, common areas, and amenities are well-maintained, safe, and functional. This role involves supervising maintenance staff, coordinating repairs, managing preventative maintenance, and responding to resident service requests promptly.

Requirements

  • 1+ years’ experience as a Maintenance Supervisor at a multifamily community of 100+ units.
  • Strong interpersonal skills with the ability to foster positive relationships with residents and collaborate effectively with team members.
  • Exceptional time management and problem-solving skills.
  • Must be able to respond to after-hour emergencies as needed and participate in on-call rotation schedule.
  • Experience and knowledge of plumbing, HVAC, and appliance repairs (stoves, refrigerators, washer, dryers, etc.).
  • Employees must supply their own hand tools and possess knowledge and skills in the safe use and maintenance of hand tools, power tools, mechanical equipment and measuring devices.
  • Strong communication skills and works well as a team.
  • A positive attitude.
  • Must have a valid driver's license.

Nice To Haves

  • Bilingual in Spanish and English is preferred but not required.
  • Experience with Yardi is preferred but not required.

Responsibilities

  • Represent Investment Property Group in a positive and professional manner at all times.
  • Complete assigned work orders and preventative maintenance on the property by diagnosing the source of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
  • Complete the “make ready” process to prepare vacant apartment homes for new move-ins by scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.
  • Follow procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property’s maintenance department by tracking inventory used, returning unused items to the established location, and notifying the community manager about re-ordering needs.
  • Schedule staffing of maintenance staff and coordinate with Community Manager.
  • Train and monitor safe work practices and provide guidance to staff scheduling training, as necessary.
  • Assist with inspection of the property and all common areas daily to detect maintenance problems that require attention.
  • Follow a preventative maintenance schedule.
  • Perform repairs and maintenance on vacant and occupied apartments.
  • Maintain a high level of professionalism, integrity and respect when interacting with residents, team members, vendors, and community stakeholders.
  • Routinely completes required reporting using property management software programs.
