Requirements

  • High school diploma, GED, or vocational training required
  • Minimum of three (3) years of experience in building or facility maintenance, including some supervisory responsibility
  • Ability to read and write English at an intermediate level (including diagrams, meters, instructions, and reports) and perform basic math
  • Strong organizational skills with the ability to prioritize and meet strict deadlines
  • Demonstrated integrity and ability to handle confidential resident and company information
  • Comfortable using computers for data entry, word processing, spreadsheets, and maintenance management systems
  • Valid driver’s license, current automobile insurance, and reliable transportation required

Nice To Haves

  • Trade certification or licensing in HVAC, electrical, or plumbing strongly preferred

Responsibilities

  • Lead and supervise the maintenance team, including scheduling, training, and coordinating daily work orders
  • Organize, prioritize, and ensure completion of service requests and repairs in a timely and accurate manner, maintaining proper documentation and records
  • Oversee unit turn (make‑ready) operations to ensure vacant units are prepared for occupancy on schedule and meet quality standards
  • Perform and troubleshoot plumbing systems and minor electrical repairs as needed
  • Conduct inspections of vacant units to assess make‑ready needs and collaborate with management to schedule work and obtain approval for major repairs or replacements
  • Complete grounds maintenance tasks such as trash removal, sweeping, pressure washing, maintaining dumpster areas, and supporting landscape upkeep
  • Participate in a rotating on‑call schedule and respond to 24‑hour emergency maintenance situations as required
