Requirements

High school diploma, GED, or vocational training required
Minimum of three (3) years of experience in building or facility maintenance, including some supervisory responsibility
Ability to read and write English at an intermediate level (including diagrams, meters, instructions, and reports) and perform basic math
Strong organizational skills with the ability to prioritize and meet strict deadlines
Demonstrated integrity and ability to handle confidential resident and company information
Comfortable using computers for data entry, word processing, spreadsheets, and maintenance management systems
Valid driver’s license, current automobile insurance, and reliable transportation required

Nice To Haves

Trade certification or licensing in HVAC, electrical, or plumbing strongly preferred

Responsibilities

Lead and supervise the maintenance team, including scheduling, training, and coordinating daily work orders
Organize, prioritize, and ensure completion of service requests and repairs in a timely and accurate manner, maintaining proper documentation and records
Oversee unit turn (make‑ready) operations to ensure vacant units are prepared for occupancy on schedule and meet quality standards
Perform and troubleshoot plumbing systems and minor electrical repairs as needed
Conduct inspections of vacant units to assess make‑ready needs and collaborate with management to schedule work and obtain approval for major repairs or replacements
Complete grounds maintenance tasks such as trash removal, sweeping, pressure washing, maintaining dumpster areas, and supporting landscape upkeep
Participate in a rotating on‑call schedule and respond to 24‑hour emergency maintenance situations as required
