About The Position

To ensure all aspects of City Mission’s portfolio of rental housing as it pertains to marketing, unit rentals, tenant eligibility, and property upkeep, are properly maintained.

Requirements

  • Bachelor’s degree in social work or business preferred
  • Act 33 and 34 clearances
  • Certified as a Tax Credit Compliance Professional preferred
  • Experience with Yardi software
  • Detail-oriented person, able to work very independently.
  • At least three year’s work in property management and/or housing

Nice To Haves

  • Five year’s work experience in low-income housing tax credit compliance
  • Five year’s work with property management for low income and homeless families and individuals using various housing programs.

Responsibilities

  • Oversee property rentals for City Mission-Living Stones portfolio of housing to include 59 units of mixed use.
  • Process applications and complete verification of income. Maintain tenant files in accordance with program guidelines.
  • Market new properties to comply with Fair Housing regulations.
  • Provide monthly, quarterly and annual reports to Agency Administration.
  • Calculate rents, collect rents, collect security deposits.
  • Conduct regular monthly physical inspections of units.
  • Provide appropriate information to residents, including but not limited to rent, changes in rules/policies, Agency events, etc.
  • Communicate acceptance or rejection to prospective tenants.
  • Provide resident orientation.
  • Records of all monies received and prepare deposits for Admin team.
  • Complete annual, move-in and move-out inspections.
  • Monitor lease compliance; initiate evictions and follow through to completion.
  • Maintain property occupancy at established acceptable levels by completing marketing plans of action, advertising, and ensuring that the established leasing techniques, methods and strategies are used.
  • Enforce all safety rules and ensure a safe work environment.
  • Review and maintain systems for supporting efficient procedures (i.e. filing, business correspondence, rent collections, property inspections, maintenance, resident relations, etc.)
  • Facilitate inspections of units (SRO, Vouchers).
  • Perform other reasonably related duties as assigned or respond to Agency changes by assuming additional responsibilities as assigned.
  • Complete annual monitoring reports
  • Provide input on property design and residential needs.
  • Market new properties.
  • Maintain property wait-lists for residents.
  • Complete housing and rental compliance reporting.
  • Participate in community related functions as a representative of City Mission.
  • Provide input to Administration as to how property might operate more effectively.
