About The Position

Supervises the work of the maintenance technicians as well as the scope of work performed by contractors for service and repairs to the assigned properties. Performs maintenance service or repairs with expertise in one or more skill areas, including HVAC, plumbing, carpentry, machine servicing, and electrical repairs or installations for assigned properties. Estimates time and determines materials required to complete various projects.

Requirements

  • High school diploma or equivalent high school certification or combination of education and/or experience.
  • Property Maintenance (5 Years)
  • A Class E (MO) or Class D (IL) license and a good driving record are required for this position.
  • Knowledge of all aspects of two or more of the following: heating/cooling, plumbing, light electrical, light carpentry, roofing, tuck pointing, welding and fabrications, etc.

Responsibilities

  • Assigns approved work orders to maintenance technicians with consideration given to staff expertise and urgency related to maintenance and service requests.
  • Trains and coaches staff in unfamiliar tasks or areas and assists staff in completion of those tasks.
  • Works with and maintains positive contractor relationships; discusses scope of work, obtains bids on jobs and delivers approved bids and work orders for assignment to contractors.
  • Follows up with contractors to verify work is completed and that the required permits are approved and closed out.
  • Inspects properties for issues and carries out preventative maintenance. Inspections include driving/walking through assigned areas to inspect building/properties for exterior damage, including doors, windows, roofs, gutters, etc.
  • Takes appropriate actions to resolve issues and ensure upkeep and safety of all assigned properties.
  • Assesses and troubleshoots maintenance and repair situations that may occur outside of the written work order; resolves as appropriate.
  • Performs other duties as assigned.
