JLL Maintenance Mechanic What this job involves: As a Maintenance Mechanic at JLL, you will perform skilled mechanical maintenance, repair, and installation work on building systems and industrial equipment across our commercial real estate portfolio. This critical technical role ensures optimal performance of mechanical systems, minimizes downtime, and maintains safe, efficient facility operations. You will be the hands-on expert who keeps our buildings running smoothly, diagnoses complex mechanical issues, and delivers solutions that directly impact our clients' daily operations and success. What your day-to-day will look like: Perform preventive and corrective maintenance on HVAC systems, boilers, chillers, pumps, motors, compressors, and related machinery, conducting regular inspections to identify wear, defects, or potential failures Diagnose mechanical failures using diagnostic tools, disassemble and repair malfunctioning equipment, replace defective parts (bearings, seals, belts, couplings), and test repaired equipment to verify proper operation Maintain heating, ventilation, and air conditioning systems including seasonal changeovers, adjusting dampers and controls, cleaning coils and filters, and monitoring refrigeration systems Execute comprehensive preventive maintenance schedules, perform vibration analysis and temperature monitoring, and document equipment conditions in computerized maintenance management systems (CMMS) Repair and maintain water supply and drainage systems, install and repair pipes, valves, and fittings, address leaks and pressure issues, and ensure proper operation of pumps and distribution equipment Install new mechanical equipment, modify existing systems to improve performance, fabricate custom components as needed, and ensure all work meets specifications and code requirements Follow lockout/tagout procedures, adhere to OSHA safety regulations, maintain accurate work records, and participate in safety training and emergency response procedures

Requirements

  • High school diploma or equivalent, with completion of a formal apprenticeship program, technical school training, or vocational certification in mechanical maintenance, industrial mechanics, or related field strongly preferred
  • 4-7 years of mechanical maintenance experience in commercial, industrial, or institutional facilities, with experience on large-scale building mechanical systems highly preferred
  • Comprehensive understanding of mechanical systems including HVAC equipment, pumps, motors, bearings, power transmission, plumbing systems, and building automation controls
  • Proficiency using hand tools, power tools, precision measuring instruments, diagnostic equipment (multimeters, infrared thermometers, vibration analyzers), and ability to read blueprints, schematics, and technical manuals
  • Physical capability to lift up to 80 lbs., work from heights, climb ladders up to 30 feet while carrying a 20 lb. tool bag, and work in extreme temperatures and confined spaces
  • Strong mechanical aptitude, troubleshooting skills, ability to work independently with minimal supervision, and flexibility to respond to emergencies and work varied schedules including on-call rotation

  • OSHA 10 or 30-hour safety training certification
  • State or local mechanical/plumbing licenses, boiler operator license, or forklift operation certification
  • Manufacturer-specific equipment certifications
  • Basic proficiency with CMMS software for work order management, Microsoft Office applications, and mobile devices for accessing work orders and technical information
