About The Position

The Maintenance Mechanic, under the direct supervision of the Facilities and Project Manager, is responsible for performing preventive, routine, and scheduled maintenance; cleaning vacant units; painting vacant and occupied units; and repairing units owned or managed by the Spokane Housing Authority (SHA). Performs general custodial duties in the public areas of SHA properties.

Requirements

  • Knowledge of basic electrical, plumbing, and carpentry principles for routine maintenance and repair.
  • Understanding of National Standards Protocol Inspection Real Estate (NSPIRE) and local fire codes to ensure compliance with safety regulations.
  • Familiarity with Washington State Labor and Industries standards and agency safety policies.
  • Proficiency in handling, using, and storing cleaning materials and equipment for housing units and common areas.
  • Knowledge of general grounds care and maintenance procedures to uphold property aesthetics and functionality.
  • Experience using Material Safety Data Sheets (MSDS) and proper application of Personal Protective Equipment (PPE) when handling chemicals.
  • Ability to safely operate vehicles and trailers for maintenance-related tasks.
  • Ability to use agency-provided technology for completing work orders and tracking job functions efficiently.
  • Experience in troubleshooting and diagnosing maintenance issues to implement effective solutions.
  • Strong attention to detail in handling repairs, inspections, and preventative maintenance tasks.
  • Ability to exercise care in the use of materials, equipment, and tools to maximize efficiency and longevity.
  • Strong verbal and written communication skills to interact with tenants, vendors, management, and the general public professionally.
  • Ability to handle sensitive and confidential information with discretion and professionalism.
  • Understanding of Fair Housing guidelines and de-escalation techniques to interact respectfully with tenants and resolve conflicts effectively.
  • Ability to safely lift up to 50 pounds and perform tasks requiring bending, kneeling, climbing, and other physical movements.
  • Capability to work independently on detailed tasks while also collaborating as part of the Asset Management Department team.
  • Ability to follow oral and written instructions and execute maintenance tasks effectively.
  • Commitment to participating in required monthly training and meeting passing score deadlines to stay updated on safety and operational best practices.
  • High school diploma or GED equivalency is required.
  • Four or more years of work experience in facility and grounds maintenance, or an equivalent combination of training and experience that meets the required knowledge, skills, and abilities.
  • Certified Pool Operator (CPO) license by the National Swimming Pool Foundation is required within 6 months of employment.
  • Gas license (if applicable) is required within one year of employment.
  • Must have and maintain a valid driver's license, reliable transportation, satisfactory driving record, and adequate insurance coverage per SHA’s policy and insurer.
  • Works regular and reliable hours on site as required.
  • Attendance must be punctual and consistent.
  • Works an agreed-upon schedule and works additional hours as necessary to complete work.
  • Works effectively, cooperatively, and respectfully with co-workers, clients, and other contacts.
  • Follows all SHA Safety Policies and Procedures.
  • Follows all SHA Personnel Policies and Procedures.
  • Performs other duties as assigned.
