The University of Miami/UHealth department of Facilities has an exciting opportunity for a Full Time Maintenance Lead to work in Coral Gables, FL. The Maintenance Lead assigns and coordinates the activities of skilled trades, and custodial or grounds workers engaged in the maintenance and repair of equipment, structures, utility systems, buildings, and grounds to ensure a productive workforce that supports the assigned facilities’ maintenance needs. Monitors maintenance schedules to assure tasks are performed in a timely manner. Oversees tools and parts inventories. Examines facility conditions to determine whether repairs, services or installations are needed. Inspects completed work to verify performance standards and repair requirements. Keeps detailed logs on major components and work orders. Monitors working staff and reviews individual performance. Participates in the maintenance and repair functions. Adheres to University and unit-level policies and procedures and safeguards University assets. Department Specific Functions Administers and maintains the Facilities Maintenance Program (TMA) and all preventive maintenance procedures throughout his/her area of responsibility. Performs preventive maintenance on all equipment in accordance with established procedures and frequencies. Assists in identifying and resolving equipment problems. Completes and maintains necessary documentation and reports for compliance. Work with outside authorities to monitor compliance with regulations pertaining to the organization’s facility; when compliance issues are identified, serve as the lead staff member to resolve any issues. Adheres to company policies as it relates to employee safety, enforces safety regulations, and always provides appropriate PPEs. Assists in training staff on the hospital’s mechanical equipment. Motivates supervisees to achieve goals through supervision, coaching, goal setting, and training. Assist with staff orientation related to facility operations for new employees assigned to his/her crew. Complete knowledge of electrical devices and equipment to include switches, motors, controls, light fixtures, etc. Good understanding of HVAC equipment, heating, cooling systems, pumps, switches, thermostats, humidistat, and other related equipment. Checks operated fire pumps, and generators. Good understanding on how to perform minor plumbing repairs, repairs leaks, repairs or replaces plumbing fixtures, minor soldering and brazing. Unstop drains, checks boilers, water, gas, and sewer lines. Works closely and communicates well with the Supervisor to stay informed and maximize productivity. Complete understanding of the cleaning process/procedure for air handler unit coils; prepares the area to prevent water leaking out to the exterior of the unit. Lubricates non-sealed bearings, replaces or cleans filters. Keeps daily logs on major components up to date. Knowledge of how to test emergency generators. Knowledge of the correct method of preparing equipment being painted and applying paint to equipment. Knows when to contact the appropriate Supervisor when the nature of the work is beyond his or her capability, then assists with the completion of the work required.
