About The Position

The Leasing Associate plays a critical role in shaping the first impression of our community. This position is responsible for engaging prospects, building meaningful connections, and guiding them through the leasing journey from initial inquiry to move-in day. The ideal candidate is energetic, empathetic, and sales-driven, with an ability to tailor their approach to each individual while maintaining focus on occupancy goals and customer satisfaction. This role blends sales expertise, customer service finesse, and administrative accuracy to help achieve the property’s leasing and retention objectives while representing our organization with professionalism and enthusiasm.

Requirements

  • Experience: 1–3 years of experience in leasing, sales, or hospitality preferred.
  • Software Proficiency: Yardi, RealPage, Entrata, or comparable CRM systems.
  • Customer Service: Exceptional interpersonal, communication, and problem-solving skills.
  • Sales Skills: Strong closer with the ability to build rapport quickly and overcome objections confidently.
  • Organization: Detail-oriented, proactive, and able to manage multiple priorities in a fast-paced environment.
  • Education: High school diploma required; Bachelor’s degree preferred.

Responsibilities

  • Actively Manage the Full Leasing Cycle: Conduct tours, follow up with prospects, and close leases in line with community goals.
  • Deliver Exceptional Sales Pitches: Highlight community features, value, and lifestyle.
  • Maintain a Minimum 40% Tour-to-Application Conversion Ratio: Contribute to achieving and maintaining a physical occupancy of > 95%.
  • Execute Daily Outreach and Follow-up Strategies: Utilizing CRM tools and leasing software.
  • Support Property Marketing Efforts: outreach, social media engagement, and event participation.
  • Provide a five-star customer experience at every stage: greeting walk-ins, conducting tours, assisting residents, etc.
  • Ensure all interactions reflect: professionalism, warmth, and responsiveness.
  • Assist with: resident events, renewal outreach, and retention initiatives.
  • Collaborate with the management team: Address resident inquiries or concerns promptly and courteously..
  • Vendor Coordination: Assist in scheduling and inspecting the work of third-party vendors (e.g., painters, carpet cleaners, resurfacers).
  • Accurately process lease applications, verify screening results, and prepare lease documents.
  • Maintain up-to-date, organized lease files in compliance with company policy and Fair Housing laws.
  • Conduct unit inspections prior to move-in to confirm readiness and presentation standards.
  • Track and update leasing activity reports, availability lists, and competitive market data.
  • Collaborate with the Community and Marketing teams to support campaigns, open houses, and promotional initiatives.
  • Participate in local outreach to drive qualified traffic, leveraging community partnerships and online platforms.
  • Monitor competitor properties and provide feedback on pricing, concessions, and marketing strategies
