About The Position

RISE is seeking a highly motivated and experienced Lease-Up Specialist to support the successful launch of new communities across our portfolio. This is a deployment-based position designed for a leasing professional who thrives in fast-paced environments and excels at building momentum from the ground up. The Lease-Up Specialist travels from project to project to activate pre-leasing strategies, establish market presence, generate demand, and support onsite teams during the critical early phases of lease-up. When not deployed, this role is based out of our Jacksonville corporate office , supporting corporate leasing and marketing initiatives, training programs, and portfolio-wide performance analysis. This position supports student housing, 55+ active adult, conventional multifamily, and military housing and plays a critical role in achieving leasing velocity and occupancy targets outlined in each community’s start-up budget.

Requirements

  • 3–7+ years of leasing, sales, or lease-up experience in market-rate housing environments
  • Demonstrated success in new construction or lease-up communities
  • Strong understanding of leasing metrics, budgets, absorption models, and performance tracking
  • Exceptional interpersonal, presentation, and training skills
  • Ability to work independently and adapt quickly in new markets
  • Comfortable with extensive, multi-state travel and project-based deployments
  • Proficiency with property management systems, CRMs, and reporting tools
  • Highly organized, strategic, and solutions-oriented

Responsibilities

  • Lease-Up Activation & Market Entry
  • Deploy to new communities prior to opening to initiate pre-leasing strategies, marketing activation, and local outreach
  • Establish strong community presence through events, partnerships, and professional relationships
  • Build, track, and manage prospect waitlists leading up to opening
  • Support grand openings, model launches, and early move-in phases
  • Serve as the on-site leasing lead during early-stage lease-up until permanent staffing is stabilized
  • Team Support & Training
  • Provide hands-on training to onsite leasing teams on leasing best practices, tour flow, CRM usage, objection handling, and closing techniques
  • Reinforce company culture, accountability, and leasing expectations
  • Support onboarding, coaching, and temporary office coverage when needed
  • Transition leasing ownership back to onsite leadership once stabilized
  • Leasing Performance & Data Management
  • Track leasing performance against start-up budgets, occupancy milestones, and absorption goals
  • Monitor lead sources, pipeline health, conversion ratios, pricing, and concessions
  • Identify trends, challenges, and opportunities and provide recommendations to leadership
  • Maintain accurate reporting and communicate progress to Regional Directors and corporate leadership
  • Prospect & Community Outreach
  • Plan and execute prospect-driven events including open houses, discovery events, and outreach initiatives
  • Coordinate with local businesses, brokers, employers, and community leaders
  • Set measurable goals for each event and track results
  • Represent the RISE brand professionally in every market
  • Marketing & Brand Collaboration
  • Partner with the corporate Marketing team to launch and optimize digital and local campaigns
  • Support SEO, PPC, social, and ILS initiatives
  • Assist with content creation, photography, and local storytelling during lease-up
  • Monitor marketing performance and provide real-time feedback to improve results
  • Corporate Office Support (Non-Deployment Periods)
  • Support corporate leasing initiatives, training programs, and lease-up playbooks
  • Collaborate with marketing and operations teams on future community launches
  • Participate in performance reviews, leasing audits, and secret shops as needed
