About The Position

The Lead Operating Engineer is responsible for managing facility operations and building systems, combining strategic oversight with hands-on technical expertise to ensure safe, efficient, and cost-effective performance. This role includes leading and mentoring the engineering team, upholding safety and reliability standards, and supporting client business objectives. Through both leadership and direct technical involvement, the Lead Operating Engineer maintains operational excellence and reinforces JLL’s reputation as a global leader in commercial real estate services.

Requirements

  • High school diploma or equivalent
  • 6+ years of experience with commercial building operating systems and general building maintenance procedures
  • 2+ years of maintenance lead or management experience
  • Strong mechanical and electrical aptitude with the ability to troubleshoot building systems and proficiently operate hand and power tools, lifts, scaffolding, and ladders.
  • Ability to read digital meters, voltage testers, blueprints, and schematics
  • Proficient knowledge of Microsoft Office/Suite
  • Knowledge of building CMMS systems
  • Work in a warehouse environment at heights over 35 feet, with regular lifting up to 50 lbs and frequent physical activity such as climbing, bending, and kneeling.
  • 7:00am - 3:30pm, Monday through Friday, with on-call availability and schedule flexibility including 24-7 on-call responsibilities.
  • Candidates must be authorized to work in the United States without sponsorship.

Responsibilities

  • Lead, train, and develop engineering and maintenance staff to ensure safe and efficient facility operations.
  • Oversee preventive and corrective maintenance for all building systems.
  • Manage daily operation of mechanical (HVAC, plumbing, controls), electrical (lighting, UPS, generators, switchgear), fire/life safety, temperature control, and digital systems (fire alarm, access control, duress).
  • Troubleshoot building systems and maintain accurate technical documentation, including schematics, blueprints, drawings, and compliance records.
  • Implement utility tracking programs for electricity, natural gas, fuel oil, and water to optimize efficiency and cost control.
  • Oversee projects, contractors, and capital improvements aligned with client objectives.
