The Landscaping Manager oversees all HOA landscaping, irrigation, and seasonal maintenance operations within Brasada Ranch, including the Sage Canyons and Residential Areas. This hands-on leadership role ensures that all vegetation management, irrigation, snow coordination, and exterior maintenance services are completed safely, efficiently, and to HOA standards and contracts. The position serves as the primary liaison for HOA landscaping crews, community managers, and internal teams.

Requirements

  • 3+ years of landscaping/irrigation management, including supervisory experience.
  • HOA, resort, or multi-property experience preferred.
  • Strong horticulture, irrigation, and project management knowledge.
  • Oregon Pesticide Applicator License required (willingness to obtain if not current)
  • Skilled in budgeting, scheduling, and communication.
  • Proficient in Microsoft Office; adaptable to new software.
  • Valid Oregon driver's license and proof of insurance required.
  • Field-based role requiring frequent site visits.
  • Must lift up to 50 lbs and work outdoors in all weather conditions.
  • Occasional evening/weekend work for weather or HOA meetings.

Nice To Haves

  • Backflow/Pesticide certifications preferred; bilingual (English/Spanish) a plus.

Responsibilities

  • Plan and oversee daily and seasonal landscaping, turf care, pruning, fertilization, and debris removal.
  • Direct vegetation abatement, weed control, and tree/shrub maintenance.
  • Maintain entry landscaping, parks, and cabin areas; coordinate annual mulch/bark installation.
  • Oversee vegetation control near roadways, utility areas, and natural spaces.
  • Manage system operation, scheduling, and seasonal adjustments.
  • Ensure efficient watering practices and timely repair response (within 24–48 hours).
  • Track maintenance, repairs, and water conservation efforts.
  • Supervise snow and ice control for HOA roads, walkways, and parking areas.
  • Maintain hydrant and path access; coordinate labor, equipment, and billing.
  • Oversee care of Shumway Lake, Upper Ponds, and the Westside Substation.
  • Coordinate Algae Abatement and diver services (materials billed separately).
  • Manage bike paths, pet waste stations, lighting, and fencing per HOA standards.
  • Manage budgets, purchasing, and labor tracking for HOA contracts.
  • Serve as primary contact for community managers.
  • Attend meetings to present updates and recommendations.
  • Maintain documentation, service records, and cost reports.
  • Lead, train, and evaluate landscape crews; enforce quality and safety standards.
  • Foster teamwork, accountability, and professional service.
  • Other duties/responsibilities as assigned by the Community Services Manager
