We are seeking a skilled and experienced Commercial HVAC Technician to maintain, troubleshoot, repair, and optimize HVAC systems supporting commercial building operations. This role focuses on preventive maintenance, corrective repairs, system diagnostics, controls/BMS interaction, and safe, code-compliant work practices. The ideal candidate is customer-service oriented, safety-focused, highly organized, and comfortable working independently or coordinating with vendors and site stakeholders This is a 6-month contract role with the possibility of extension.

Requirements

  • Strong technical background in commercial HVAC service and maintenance (mechanical and electrical troubleshooting)
  • Knowledge of Building Management Systems (BMS) preferably AutomatedLogic WebCTRL.
  • Proficient in reading wiring diagrams, sequences of operation (SOO), equipment submittals/manuals, and basic mechanical plans.
  • Excellent organizational and documentation skills.
  • Ability to work collaboratively in a team-oriented environment.
  • EPA Section 608 certification (Universal preferred) or ability to obtain within a defined timeframe.
  • Completion of an HVAC apprenticeship, trade school, or equivalent technical training strongly preferred.
  • 4+ years of commercial HVAC experience preferred (service-focused).
  • Ability to lift a minimum of 50 lbs., use ladders up to 12 ft and/or use a MEWP, possess mechanical, electrical, plumbing aptitude, and have excellent communication skills, both oral and written.
  • High school diploma or GED equivalent.
  • Ability to comply with client-directed Policies & Procedures.
  • Self-motivated and able to work independently or on a team.
  • Basic knowledge of Microsoft Outlook and internet usage and navigation.

Responsibilities

  • Perform preventive maintenance (PM) and corrective maintenance on commercial HVAC equipment, including but not limited to: RTUs, AHUs, VAVs, FCUs, exhaust fans, split systems, heat pumps, ductless systems, and associated controls.
  • Troubleshoot HVAC electrical and mechanical issues using standard diagnostic tools (multimeter, manometers, temp probes, etc.) and apply sound troubleshooting methodology to restore operation quickly and safely.
  • Inspect HVAC assets and supporting components (belts, filters, pulleys, motors, dampers, actuators, coils, condensate systems) to identify repair needs and recommend corrective actions.
  • Execute service work involving refrigerant circuits (as applicable): leak checking, recovery/evacuation, charging, component replacement, and performance verification per manufacturer specs and EPA requirements.
  • Monitor and verify system performance (airflow, temperatures, pressures, humidity, alarms) and make recommendations for efficiency improvements, reliability upgrades, and comfort optimization.
  • Interface with Building Management Systems (BMS) to review alarms, trends, and scheduling, and assist with basic HVAC controls troubleshooting in coordination with controls specialists (preferred: Automated Logic WebCTRL).
  • Coordinate with external contractors for specialized repairs, warranty work, or major equipment service; support on-site access, safety requirements, and quality verification.
  • Respond to HVAC related emergencies (loss of cooling/heating, leaks, critical alarms) and coordinate with internal staff to minimize downtime and occupant impact.
  • Maintain accurate documentation: service tickets, PM records, findings, repairs performed, parts used, and follow-up recommendations.
  • Support parts management for HVAC: identify required parts, assist with ordering, maintain organized inventory of commonly used components and consumables.
  • Follow and promote safe work practices including LOTO, ladder/MEWP safety, PPE, and safe handling/storage/disposal of chemicals and refrigerants.
  • Maintain a clean, professional work area and represent the department with a high standard of conduct and appearance.
