Diagnoses the cause of problem and/or failures in heating/air conditioning/ventilation systems for the purpose of identifying equipment and/or systems repair and/ or replacements. Inspects HVAC systems and their components (eg. Heating units, building exhaust fans, ventilation units, etc.) to evaluate condition, identify necessary repairs and recommend preventative maintenance. Installs heating and air conditioning equipment and ventilation systems. Performs routine and preventative maintenance of commercial rooftop heating and cooling equipment. Repairs heating and air conditioning systems and/or components (e.g. pumps, motors, air handlers, fan coils, piping valves, etc.) Monitors and investigates abnormal conditions shown by the computerized integrated building automations system under the direction of the supervisor and/or Utility System Repair Operator. Locates and diagnoses malfunctions using a wide variety of test equipment and for improvement: Respond to service requests: diagnose problems in the distribution of air to individual rooms and problems in HVAC and refrigeration systems. Informs management regarding procedures and/or status of work order. Trains and provides work direction to skilled and semi-skilled workers. Reads and interprets shop drawings and control schematics. Orders parts/supplies and keep in stock, materials and high usage parts necessary to respond to emergencies and other equipment failures. Performs major overhauls involving disassembly and inspection of all parts, replacement of defective and worn parts, reassembly of equipment instruments and/or controls, and the testing of equipment to ensure proper functioning. Services and maintains tools and equipment in good working order. Inform management of service/procedures and/or status of work order. Installs, services and repairs home and commercial type refrigerators, freezers, drinking fountains, air conditioners, chiller units, cooling towers, chilled water distribution system, coils, evaporative coolers, ice machines, and morgue refrigerators. Removes air and moisture from refrigeration systems, repairs leaks, charges system with refrigerant, cleans and replaces air filters, winterizes air conditioners and evaporative coolers, descales coils in water coolers and water-cooled condensers with acid. Maintains proper head pressures on water cooled systems and maintains proper adjustments on controls of refrigeration systems. Keeps air cooled condensers and evaporators clean to insure good air circulation. Adjusts and aligns belts, door latches and hinges to insure airtight seal. Arch welds, braises, and solders broken parts. Makes safety inspection of equipment. Makes routine trips on minor and major repair of field refrigeration systems. Uses hand and power tools of the trade. Troubleshoots, services and repairs gas and oil-fired furnaces, heating systems and boilers. Adjusts burners for proper mixtures. Adjusts belts and pulleys. Replaces filters. Troubleshoots, repairs or installs control circuits for refrigeration and air conditioning units, circuits may include electrical, mechanical or pneumatic systems. Assumes responsibility for startup and commissioning of building automation systems. Prepares written materials (e.g. Repair status, activity log, etc.) as required. Transports tools, equipment and supplies to ensure availability of material at job site. Conduct customer training in use and operation of building automation systems. Participates in meetings, workshops, trainings and seminars as required. Meets CDC Guidelines for Infection Control in Health Care Facilities. Performs other duties as assigned.
