About The Position

This position is located at the Universities at Shady Grove (USG) in Rockville, MD. Under the general supervision of the Assistant Facilities Manager, the HVAC Mechanic lll is responsible for the monitoring, maintenance, servicing and operations of the HVAC systems and associated equipment at the Universities at Shady Grove for Buildings 1, 2, 3, 4 (approximately 540,000 GSF); one five-story, 700-car capacity parking garage; and one six-story, 600-car capacity parking garage on campus. The HVAC Mechanic III position would be responsible for maintains all components, subcomponents, and other aspects of the HVAC equipment, including but not limited to the following systems and system components: Air handling systems; Split System Air Conditioning Units; HVAC Electrical Power Distribution Systems and Transformers; All Controls; Electric/Electronic and Pneumatic Systems; Hot Water Boilers and Burners; (Electric and Natural Gas); A/C Package Units; Cooling Towers, Heating Water Pumps, Chillers, Variable Air Volume (VAV) boxes; Sump Pumps; Hot Water Heating Systems (Gas & Electric); Water and Steam Piping and components (HV AC related only); System Components; Data/Communication environmental controls. Physical Demands of Position : To work in, on, around, over and under fixed equipment and machinery; to work at heights up to 35 feet; to manipulate heavy equipment; tools and supplies and/or exert force up to 50lbs; to concurrently manipulate multiple controls on machinery or equipment; to work in hazardous or irritating environments, confined spaces, and adverse weather or temperature conditions; to wear and work in personal protective equipment. This position is considered “Essential Personnel" subject to 24-hour 7 days/week span of operations. Work is generally performed during normal working hours however it is expected that those in this position work whenever necessary to ensure the facility is running safely and efficiently at all times. After hours, service calls are to be expected during summer months and times of extreme inclement weather.

Requirements

  • High School Diploma or GED.
  • Eight years progressively responsible experience in any combination of air conditioning, refrigeration, temperature control, steam distribution, or heating trades.
  • Comprehensive knowledge of the principles of air conditioning and refrigeration
  • knowledge of the practices and techniques used in the installation, repair and maintenance of HVAC equipment and systems
  • knowledge of refrigerant types, environmental impact, and gas reclamation procedures and equipment.
  • Thorough knowledge of OSHA regulations related to the refrigeration trade
  • knowledge of National Electric Code
  • knowledge of basic mathematics including area, volume, and weights and the practical application of fractions, percentages, ratios, and proportions.
  • Thorough knowledge of plumbing, steamfitting, and the electrical trades as they pertain to HVAC systems.
  • Skill in the installation, repair and maintenance of commercial or industrial HVAC equipment and systems
  • Skill in the use and maintenance of tools and equipment of the trade
  • Skill in welding, brazing, soldering, and silfoss
  • Skill in reading and interpreting blueprints, schematics, drawings, specifications, and contract documents
  • Skill in the use of dial indicators, vernier calipers, and depth micrometers
  • Skill in using computers to diagnose HVAC system problems.
  • Ability to read and explain manufacturer recommendations regarding scheduled and preventive maintenance, servicing and operation
  • Ability to prepare written reports
  • Ability to communicate effectively both orally and in writing
  • Ability to provide direction and training to mechanics and other maintenance personnel in the HVAC trade
  • Ability to program computers for HVAC system operations
  • Ability to estimate costs of installing HVAC systems up to 100 tons
  • Ability to work in, on, around, over and under fixed equipment and machinery
  • Ability to work at heights up to 35 feet
  • Ability to manipulate heavy equipment, tools and supplies and/or exert force up to 50 lbs.
  • Ability to concurrently manipulate multiple controls on machinery and equipment
  • Ability to work in hazardous or irritating environments, confined spaces, and adverse weather or temperature conditions
  • Ability to wear and work in personal protective equipment.
  • Current MD HVAC journeyman or higher-level license.
  • CFC (Universal) Certification.
  • Possess and maintain a valid Maryland Class C Driver’s license or equivalent with fewer than 6 points.

Nice To Haves

  • Thorough knowledge of OSHA regulations related to the refrigeration trade; of National Electric Code; of basic mathematics including area, volume, and weights and the practical application of fractions, percentages, ratios, and proportions.
  • General knowledge of the Siemens Apogee System.
  • Advanced operating experience with the Siemens Apogee Building Automation System / Advantage Navigator / Desigo.
  • Experience with Lab Controls
