About The Position

The Homeownership Manager provides strategic and operational leadership for Habitat Greater Orlando & Osceola County’s Homeownership Department, overseeing the full homeownership lifecycle from application through closing and post-purchase support. This role supervises a two-person team, ensures compliance and audit readiness, maintains a strong pipeline of qualified buyers, and drives timely closings to meet annual goals. The Manager also coordinates with internal and external partners and supports long-term homeowner success through mentorship and resources.

Requirements

  • High school diploma or equivalent
  • Minimum of five (5) years of experience in one or more of the following areas: Credit or Housing Counseling Mortgage Loan Origination or Underwriting Real Estate
  • Minimum of two (2) years of management experience
  • Ability to obtain a Qualified Loan Originator (QLO) certificate within the first 90 days of employment (requires a credit check) and maintain certification annually; training provided by Habitat
  • Ability to obtain an Anti–Money Laundering (AML) certificate within the first 90 days of employment and maintain certification annually; training provided by Habitat
  • Ability to obtain a Safeguarding certificate within the first 90 days of employment and maintain certification annually; training provided by Habitat

Responsibilities

  • Provide leadership and quality assurance oversight of the homeownership program from application through final disposition (sale completion, denial, or withdrawal).
  • Develop, implement, and maintain systems and processes to ensure compliance with all applicable local, state, federal, and Habitat for Humanity policies and deadlines.
  • Maintain complete, accurate, and audit-ready applicant and homeowner records.
  • Ensure all documentation systems support applicant success and a transparent, accessible process.
  • Identify opportunities for process improvement to increase efficiency while maintaining high standards of quality and compliance.
  • Manage the closing process to ensure homes are closed on schedule and all sales are accurately documented for financial recording and forecasting.
  • Recommend sufficient homebuyers to the Chief Executive Officer (CEO) for approval to maintain a consistent pipeline for homes projected to receive a Certificate of Occupancy within the next six months.
  • Ensure the organization meets planned and budgeted home closing goals during the fiscal year (July–June).
  • Analyze applicant barriers to loan approval and provide recommendations and solutions to the Chief Programs Officer (CPO).
  • Collaborate with internal teams to ensure buyers remain on track with program requirements, including Sweat Equity completion.
  • Build and maintain strong working relationships with lenders, DPA providers, title companies, and other external partners to ensure a seamless buyer experience.
  • In partnership with the Chief Financial Officer (CFO) and (CPO), steward lending relationships to support a strong and sustainable lender pipeline.
  • Serve as a primary point of contact for homeownership stakeholders and ensure prompt and professional communication and issue resolution.
  • Ensure timely, professional responses to mail, email, and phone inquiries (within 48 business hours).
  • Host Homebuyer Orientations (currently twice per month) to educate prospective applicants and the community on the HGOO homeownership process.
  • Promote and market available homes or lots to interested buyers in a professional and mission-aligned manner.
  • Continue supporting existing Habitat homeowners through mentorship and connection to internal and external resources that promote long-term success.
  • Oversee the in-house mortgage portfolio (approximately 200 loans) and monitor delinquency rates to ensure they do not exceed 4%.
  • Ensure all client and applicant data is accurate, current, and consistently maintained in organizational databases.
  • Provide timely and accurate reporting to leadership (currently weekly) to support cross-departmental coordination and decision-making.
  • Supervise and support the Homeownership team to ensure high performance, accountability, and exceptional customer service.
  • Establish clear expectations, workflows, and performance standards for staff.
  • Support department-wide collaboration and assist other departments as needed.
