About The Position

Under general supervision from the General Maintenance Manager, this position communicates daily assignments to the general maintenance, painters, and carpentry crews and inspects their work, as well as performs a variety of tasks associated with the supervision of these crews for the purpose of maintaining a well-functioning, well maintained, clean, safe, and visually pleasant/groomed campus for all students, faculty, staff, and the general public. General Maintenance Supervisor assists and receives routine direction and supervision from the General Maintenance Manager.

Requirements

  • EDUCATION: High School Diploma or GED.
  • EXPERIENCE: three (3) years of experience in a trade or related to the duties and responsibilities specified.
  • EMPLOYMENT REQUIREMENTS: Must be willing to work evenings, weekends, holidays, odd hours, and overtime. Must possess and maintain a valid New Mexico Driver’s license.
  • KNOWLEDGE, SKILLS, & ABILITIES: Ability to lead and train staff and/or students. Knowledge and ability to perform a multitude of tasks associated with the crew’s position oversees. Ability to understand, follow, and communicate specific verbal and written instructions and procedures. Ability to use hand and power tools applicable to trade. Knowledge of light equipment operation and/or maintenance. Ability to foster a cooperative work environment. Ability to read, understand, follow, and enforce safety procedures, and the university’s policies & procedures. Ability to give direction while functioning as a lead worker.

Responsibilities

  • Assists the General Maintenance Manager by assigning and inspecting work performed by the GM, painter, and carpentry crews, and participates in the coaching, directing, disciplining, hiring, and firing of personnel under this position.
  • Leads the work of employees in supporting crews by teaching/demonstrating the use of equipment and safety procedures.
  • Monitors and physically works alongside the crews he/she supervises to ensure safety and acceptable industry standards are being maintained.
  • Assists the crew in caulking, finish repair, mud and tape, and texturing, sealing of finished moldings, laminates, and trim, moldings, window and door (openers/closers) system repairs.
  • Assists crew in installing windows, glass doors, ceilings, stair treads, and wall paneling.
  • Assists the crew in applying paints, sealers, and routinely applies touchup paint to signage and curbing’s.
  • Performs special refinishing tasks, such as staining, sealing, surface preparation, painting, finishing tasks and solvents to exterior and interior building surfaces such as plaster repair and blending of wall surfaces, sheetrock, concrete, and wood.
  • Reports any irrigation leaks and identifiable grounds problems/hazards (i.e., trip hazards) to Facilities management as soon as possible and fabrication of some parts needed for irrigation.
  • Participates in regular trainings offered by the university and Facilities Services.
  • Sets up OSHA training for the department.
  • Supervises the irrigating of landscapes, and performs raking, mowing, weeding, trimming of turf, flower beds, trees and shrubs, and trash/litter pickup and disposal.
  • Conducts maintenance on wells, lines, valves, equipment, and hand-tools as necessary.
  • Performs basic inspections of building interiors, exteriors, retaining walls, sidewalks, and roofs, and reports any and all repairs required via work orders.
  • Communicates routinely with Facilities personnel regarding work related matters; Maintain and keep shop(s) well organized.
  • Purchases and orders materials for all crews as needed.
  • Reports and leads an early work shift beginning at 5:00 a.m. for snow removal purposes and/or a late afternoon shift as needed.
  • Works weekends and odd hours as needed.
  • Performs a lot of coordination work and scheduling.
  • Coordinates with the City and other vendors daily.
  • Communicates Facilities Management’s intent to others on campus.
  • Daily reviews work orders to ensure they are being completed and closed as soon as possible.
  • Performs, assists, and leads a snow removal plan as required.
  • Ensures proper care in the use and maintenance of equipment and supplies to include greasing, checking fluid levels, hydraulic lines, sharpening of blades and other related tasks.
  • Works with the General Maintenance Manager to promote continuous improvement of workplace safety, inventory controls, and environmental practices.
  • Operates equipment such as airless spray equipment, scaffolding, motorized lifts, operates bobcat and backhoe.
  • Transports equipment as necessary.
  • Perform other job-related duties as assigned.
