About The Position

The Floating Superintendent provides hands-on maintenance support across multiple residential buildings, performing repairs, assisting with preventative maintenance, and supporting daily operations under site leadership. This role is execution-focused and does not hold primary responsibility for any one building or overall compliance. The position supports Superintendents and Program Directors by reducing work order backlogs and addressing operational needs across sites. Flexibility is essential, as assignments may vary daily across multiple locations, requiring the ability to take direction and adapt quickly. This is a mobile role designed to support operational needs across the portfolio, requiring the ability to report to different buildings daily, work at multiple locations within the same day, adjust schedule and priorities based on real-time operational needs, and transition between sites efficiently without loss of productivity. Assignments may change with little notice based on emergencies, work order volume, staffing gaps, and operational priorities.

Requirements

  • High School Diploma or equivalent required
  • Minimum of five (5) years of experience in multi-unit residential maintenance or a Superintendent-level role
  • Demonstrated competency in plumbing
  • Demonstrated competency in minor electrical work
  • Demonstrated competency in heating/boiler systems
  • Proven experience responding to building emergencies
  • Proven experience executing preventative maintenance programs
  • Experience utilizing work order/property management systems
  • Experience coordinating vendors
  • Familiarity with regulatory and compliance standards (DOB, FDNY, HPD)
  • Ability to operate effectively under changing direction and multiple points of supervision
  • Ability to take direction and adapt quickly
  • Ability to perform all work safely, efficiently, and in accordance with established protocols

Nice To Haves

  • Technical or vocational training in building maintenance or a related field preferred

Responsibilities

  • Performing assigned plumbing repairs (e.g., toilet rebuilds, leak repairs, minor pipe work)
  • Performing minor electrical work (e.g., outlet and switch replacement within scope)
  • Completing general repairs (patching, carpentry, hardware adjustments)
  • Assisting with radiator, HVAC, PTAC, etc. servicing (filters, basic diagnostics, draining, cleaning)
  • Addressing maintenance issues in apartments and common areas across multiple sites
  • Executing assigned preventative maintenance tasks
  • Assisting with seasonal preparation (e.g., winter readiness, inspections)
  • Supporting building walkthroughs and condition assessments as directed
  • Taking immediate containment action within scope during urgent conditions (e.g., active leaks, loss of heat, electrical hazards, building damage or safety concerns)
  • Assisting with stabilization of conditions during emergencies
  • Communicating status to site leadership during emergencies
  • Escalating issues beyond scope promptly during emergencies
  • Completing assigned work orders within expected timeframes
  • Documenting all work performed clearly and accurately
  • Recording actions taken, materials used, and outcomes
  • Uploading photos where required
  • Providing maintenance support across multiple buildings as assigned
  • Assisting site Superintendents with workload balancing and backlog reduction
  • Supporting unit readiness and turnover work
  • Assisting in addressing building conditions under direction
  • Taking direction from Superintendents, Program Directors, or other leadership based on assignment
  • Adapting to varying site expectations, workflows, and priorities
  • Communicating status updates clearly across changing supervisors and locations
  • Confirming understanding of assignments before execution
  • Demonstrating basic competency in work order systems & tracking (e.g. RealPage, Microsoft Planner)
  • Demonstrating basic competency in email communication (Outlook)
  • Demonstrating basic competency in team communication tools (Microsoft Teams)
  • Documenting completed work orders
  • Reviewing assigned tasks and updates
  • Communicating status as required
  • Maintaining personal tools required for assigned work
  • Using materials appropriately and efficiently
  • Reporting supply needs to supervising staff
  • Reporting to different buildings as assigned daily
  • Being prepared to work at multiple locations within the same day
  • Adjusting schedule and priorities based on real-time operational needs
  • Transitioning between sites efficiently without loss of productivity
  • Taking direction from multiple supervisors depending on assignment
  • Remaining responsive and adaptable at all times
