About The Position

The Floating Maintenance Manager is a regional, hands-on leadership role responsible for supporting multiple properties across the portfolio of a Regional Vice President. This position provides critical coverage, leadership, and training to properties that are temporarily understaffed, underperforming, or in need of maintenance stabilization. Reporting directly to the Director of Maintenance, the Floating Maintenance Supervisor will travel regularly to perform maintenance training, complete special projects, and step in to lead or support properties without dedicated maintenance staff. This role is essential to ensuring consistent maintenance standards, compliance, and property performance across the portfolio.

Requirements

  • High school diploma or general education degree (GED)
  • 7+ years of maintenance and supervisory experience preferred
  • Computer Skills – Intermediate with Microsoft Office
  • HVAC/EPA Certification Required
  • Language Skills – Ability to read, write, speak and interpret basic instructions, simple correspondence and present information one-on-one or in small groups.
  • Math Skills – Ability to add, subtract, multiply, divide using whole numbers, fractions and decimals. Ability to compare rate, ratio and percentages and interpret basic graphs.
  • Reasoning Skills - Ability to carry out detailed, but uninvolved written or oral instructions with common sense understanding. Ability to deal with problems that involve few variables in standardized situations.

Responsibilities

  • Delegate service and maintenance for all assigned properties to Maintenance Supervisors.
  • Assign and ensure satisfactory completion of service request and unit turn assignments in daily huddle per property.
  • Supervise/schedule contractors working at the sites.
  • Ensure accurate data entry, tracking and completion of work orders, unit turns and inspections in Yardi.
  • Inspect and ensure ongoing curb appeal of both interior and exterior spaces including, but not limited to maintenance of grounds, landscaping, snow removal, trash collection housekeeping and building cosmetics
  • Ensure maintenance team adheres to all safety requirements (HVAC, MSDS, eyewash stations, pools, etc.).
  • Assist, when needed, with daily tasks including, but not limited to, fulfilling work orders, unit turns, maintaining property grounds and after hours emergency resident support
  • Prepare properties for inspections from financial partners, city inspections, REAC, etc. and develop a work plan for any required follow-up items to address findings.
  • Maintain a safe and organized workshop (tool inventory, equipment, replacement parts).
  • Assist, when needed and directed by the Regional Manager, with daily tasks.
  • Hire maintenance staff, manage performance of staff and address all employee relation issues.
  • Provide mentoring, onboarding and ongoing training (including monthly safety training) to maintenance members as needed, especially new hires.
  • Hold direct reports accountable for their job duties assigned.
  • Ensure QAPs and annual performance reviews are completed for direct reports in UKG.
  • Review and approve maintenance team time cards.
  • Monitor, plan, and approve maintenance expenditures to ensure they are in compliance with budget.
  • Ensure the appropriate use of corporate vendors (e.g. Home Depot Pro, Sherwin Williams, etc.).
  • Determine appropriate materials needed to complete work orders, unit turns, etc.
  • Evaluate and make recommendations regarding expenditures that will qualify for capital expenditure treatment; work with the Capital Improvements Director when appropriate
  • Maintain a safe working environment for employees and residents, identity unsafe acts and conditions, take immediate action where necessary and make recommendations where appropriate.
  • And all other duties as assigned.
