Job Title: Financial Analyst – NY Accounts Platform, CRE Brokerage Location: New York, NY (onsite at both JLL headquarters and client office) Job Type: Full-time What this job involves – The Financial Analyst will join JLL’s top-performing New York Accounts Platform (Brokerage) supporting one of our top-tier commercial real estate portfolio and transaction management teams. In this role, you will advise, service and support the execution of both office and data center transactions across a Fortune 500 global financial services firm’s Americas portfolio. You’ll contribute to high-impact brokerage initiatives under the guidance of JLL leadership and alongside some of the industry’s most accomplished professionals. You will leverage your advanced analytical, financial modeling, and solid understanding of accounting principles to create and update models to evaluate portfolio strategies, perform financial due diligence, and synthesize findings into concise recommendations for both client and internal senior leadership. The ideal candidate is an Excel power user with a solid understanding of GAAP accounting principles, who is comfortable working independently while multitasking in a high-volume, fast-paced environment. Reliability, first-class business communication and organizational skills are essential.

Requirements

  • Entry level to 3 years of real estate financial analyst experience
  • Bachelor’s and/or master’s degree in finance, real estate, accounting or a related program.
  • Solid understanding of GAAP accounting principles and application.
  • High proficiency in Microsoft Word, Excel, PowerPoint, and Outlook.
  • Advanced skills in Microsoft Excel required.
  • Outstanding attention to detail, and superlative audit and quantitative skills.
  • Able to work independently, with utmost reliability and organization.
  • Demonstrated professionalism, energy, and a positive, solutions-oriented attitude.
  • First-class verbal and written communication skills.
  • This position does not provide visa sponsorship. Candidates must be authorized to work in the United States without sponsorship.

Nice To Haves

  • Understanding of Excel VBA a plus.

Responsibilities

  • Prepares complex financial models to evaluate potential portfolio opportunities.
  • Models could potentially include project and portfolio level performance and structured finance.
  • Create financial models to evaluate strategies with operating costs/revenue and potential savings/cost avoidance.
  • Update financial models with actual cost data across deal progression.
  • Work with senior leadership to resolve finance and accounting related portfolio issues.
  • Assist with potential opportunities financial due diligence.
  • Perform rental rate analyses (e.g., NER and market performance analyses) cultivate broker relationships for assessing market information, and engineering deals for maximizing commerciality.
  • Perform special projects/analysis and complete ad hoc reports, as necessary, for senior leadership.
  • Clearly and concisely communicates findings to all relevant parties, summarizing and presenting findings and recommendations succinctly.
  • Assist with due diligence of new acquisitions, dispositions, restructures, and/or other opportunities.
  • Assist in periodic reporting and preparation of account revenue forecasts.
  • Work closely with JLL Finance to regularly administer Dealio, complete month-end closings and provide monthly financial review for senior management team.
  • Capable of reading, interpreting, abstracting, and analyzing real estate-related documentation (i.e., offering memorandums, leases, term sheets, LOIs and contracts).
  • Capable of arriving at and applying high-level assumptions, based on JLL best practices and client customary practices to complete analyses.
  • Capable of preparing clear, concise summary documentation and spreadsheets that support and explain the basis of the analyses for use in presentations, proposals and/or reports, when and if necessary.
  • Interacts with Senior Management relative to the evaluation of portfolio strategies and opportunities.
  • Perform other duties as assigned.
