About The Position

We are seeking a detail-oriented and highly communicative Escrow Officer to manage real estate closing transactions from inception to completion. As a neutral third party, you will ensure all terms of the real estate contract are met, funds are disbursed accurately, and title insurance requirements are satisfied. The ideal candidate is a proactive problem-solver who can bridge the gap between realtors, lenders, and clients while maintaining strict compliance with Colorado state regulations. Compensation- $250 Per Closing Transaction

Requirements

  • Experience: Minimum 2+ years of direct experience as an Escrow Officer or Closing Specialist within the title insurance industry.
  • Licensing: Must possess a valid Colorado Title Insurance Producer License .
  • Notary: Active Colorado Notary Public commission (or ability to obtain/transfer immediately).
  • Communication: Exceptional interpersonal skills; ability to handle high-pressure situations with a "customer-first" attitude.
  • Software: Proficiency in standard office suites and title production software.
  • Technical Knowledge: Strong understanding of Colorado-specific real estate contracts, proration, and title vesting.
  • Attention to Detail: Ability to spot errors in complex legal descriptions or financial figures that others might miss.
  • Multitasking: Capability to manage a high-volume pipeline of files (30–50+ closings/month) without sacrificing quality or accuracy.
  • Impartiality: Maintaining a neutral, professional stance to protect the integrity of the escrow process.

Nice To Haves

  • Experience with Qualia (Connect, Shield, or Marketplace modules).
  • Familiarity with Remote Online Notarization (RON) platforms.
  • Knowledge of local Colorado county recording requirements and e-recording procedures.

Responsibilities

  • Management: Open, process, and close escrow files for residential and/or commercial real estate transactions.
  • Title Review: Analyze title commitments and legal documents to identify and resolve potential issues (liens, encumbrances, etc.) prior to closing.
  • Communication: Act as the primary point of contact for real estate agents, buyers, sellers, and lenders. Provide timely updates and ensure all parties are aligned on deadlines.
  • Document Preparation: Prepare and review Settlement Statements, Closing Disclosures (CDs), and all necessary conveyance documents.
  • Closing Execution: Conduct professional closing ceremonies, explaining documents clearly to clients and ensuring all signatures are properly notarized.
  • Financial Oversight: Oversee the receipt and disbursement of funds, including earnest money, wire transfers, and loan proceeds, in accordance with Colorado Good Funds laws.
  • Compliance: Ensure every file meets the standards of the Colorado Division of Insurance and company-specific underwriting guidelines.
