About The Position

About The Role: Arbor Homes is currently looking to hire a Due Diligence Manager. As the Due Diligence Manager, you will be responsible for successfully coordinating with the Land team to complete the terms of purchase agreement contracts to development to fulfill our growth plans in the Central Indiana Market. You’ll be charged to work with the land acquisition and land entitlement team to coordinate consultant and technical due diligence, schedule and risk management, closing and transition to development, easements and Right of Way acquisition, and perform market research and demand analysis. Requirements

  • Valid driver’s license and ability to travel to project locations.
  • Ability to comprehend and interpret a variety of real estate, engineering and construction principles, plans, and specifications.
  • Ability to exercise independent judgment to anticipate and solve problems, determine project objectives and requirements, organize and prioritize tasks and activities to achieve project objectives.
  • Ability to determine accuracy and relevance of information and use sound judgment to generate and evaluate alternatives and make recommendations.
  • Possess excellent communication skills to communicate with landowners, developers, and managers.

Nice To Haves

  • College degree in, urban planning, landscape architecture, construction management, business management, or related field of study is preferred, but not required.
  • Experience in land acquisition, entitlements or project management experience in real estate is a plus.

Responsibilities

  • Coordinate with the Director Due Diligence to define scope of work, negotiate contracts, and track deliverables for due diligence items.
  • Develop and maintain due diligence checklists and schedules.
  • Confirm satisfaction of all due diligence contingencies prior to closings.
  • Provide organized handoff package to development and construction teams.
  • Coordinate with Land Acquisition and Director of Due Diligence to assist with identification and acquisition of offsite easements and Right of Way needed for development.
  • Support underwriting with market-driven absorption projections.
  • Identify active, pending, and future competitive developments.
  • Coordinate and compile submarket analysis to evaluate residential demand.
