About The Position

The District Manager oversees daily operations, ensuring employee productivity, monitoring efficiency of all implemented procedures, ensuring progressive completion of work orders, and creating a positive work environment for employees and community residents alike. This person works autonomously, but also acts as the liaison between upper management and community employees, meeting regularly with upper management to keep current with organizational changes, issues, and improvements. The title essentially ensures all operations flow smoothly and work in accordance with company goals.

Requirements

  • Proficiency in MS Office required, particularly in Word, Excel, and Outlook
  • Proficient with Microsoft Office Suite; familiarity with Rent Manager software program is a plus
  • 3-5 years of experience in residential property management
  • Ability to work autonomously with minimal supervision
  • Exhibits a positive attitude and professional demeanor
  • Strong interpersonal and verbal communication skills to interact effectively with residents, team members, vendors, and property owners
  • Exceptional written and verbal communication skills
  • Capable of training and developing others
  • Ability to perform intermediate mathematical functions
  • Knowledge of expense budgeting and cost control
  • Capable of identifying, organizing, and planning capital improvement projects
  • Excellent organizational and tasking abilities to manage/oversee maintenance schedules, rent collection, and administrative duties

Responsibilities

  • Accountability for all-day-to-day operations of assigned Manufactured Housing Communities
  • Communicate company culture to employees and execute implement all Ccompany policies and procedures accordingly
  • Confirm collection procedures are adhered to and notices are issued promptly
  • Plan for and meet Sallatisfy and record financial objectives (controllable expenses, occupancy, collections)
  • See to theSet fulfillment of monthly and quarterly budgeting goals and ensure fulfillment of same
  • Endow staff with consumer customer service skills and other resident retention effortsstrategies; monitor and manager staff performance
  • Ensure occupancy goals are met and work with your Regional Manager to encourage marketing initiatives
  • Walk your community daily/weekly and inspect for safety issues, homesite violations, and more
  • Ensure work orders are being utilized to handle safety/maintenance issues
  • Walk inventory homes daily/weekly to assess quality work and endorse affiliated invoicesWork with corporate management to evaluate and improve processes and policies
  • Interview potential community staff and make hiring and promotion decisions
  • Address and manage employee complaints or performance issues as needed
  • Inspect buildings, systems, and grounds to assess for potential safety hazards; devise and coordinate appropriate repairs as necessary.
  • Work with management to project the district’s operating budget and track and manage expenditures
  • Address resident issues and complaints
  • Address concerns regarding time sheets, PTO, and gas reimbursement logs for subordinates
  • Oversee Maintenance staff to guarantee safety protocol and community upkeep are tended to
  • Recommend and implement comprehensive solutions for community-specific issues
  • Ongoing use of discretion and independent judgment with respect to matters of significance to the Company
  • Supervise, mentor, and train subordinate staff to ensure they possess the proper skill sets to maintain the community
  • Must take phone calls pertaining to urgent/ Emergency situations at all times.
  • Daily Use of Company’s VoIP phone system (Grasshopper) including but not limited to: regularly checking voicemails, ensuring availability during working hours and emergency calls that come in on nights and weekends, returning missed calls in a timely manner (24 hours as a rule), and maintaining professionalism in all communications.
