We are seeking a dedicated individual to join our team as a District Maintenance Manager . This role involves overseeing the maintenance and preservation of a portfolio of assets within a district, managing field and scheduling teams to ensure the functionality and condition of the homes, and providing excellent customer service.

Requirements

  • High School diploma or GED is required.
  • Minimum of six (6) years of Residential/Property maintenance or related experience is required.
  • Familiarity with basic hand tools and power tools.
  • Minimum of 2-3 years of supervisory/managerial experience preferred.
  • Experience using an Apple iPad preferred.
  • Valid driver’s license required.
  • Proficiency in Microsoft Office (Word, Excel, Outlook) is required.
  • Demonstrated understanding of occupational hazards and safety methods (OSHA) is necessary.
  • Excellent verbal and written communication, time management, and problem-solving skills are essential.
  • Candidates should be capable of multitasking.
  • The ability to use discretion and independent judgement is essential.
  • The ability to work in a team environment is key.
  • Attention to detail is crucial.
  • Adaptability and flexibility to a changing environment are key.
  • Proficiency in English (speaking, reading, and writing) is required.
  • Basic measurement and calculation skills are necessary.
  • Physical capability to lift/carry: 50 pounds to waist height 50 pounds to shoulder height 20 pounds above the head Ability to climb ladders (A-frame and extension ladders)

Nice To Haves

  • Associate degree or technical training certification is desired.
  • HVAC experience is recommended.
  • Experience with FiledOne and CRM preferred.

Responsibilities

  • Overseeing and managing assigned team, providing coaching, feedback, and training to support continuous improvement.
  • Ensuring cost-effective management of resources, operational KPIs, and financials of each asset.
  • Implementing organizational systems, programs, policies, and procedures as required.
  • Managing maintenance activity and financial reports to track progress of short and long-term goals and objectives.
  • Assisting in the preparation of purchase orders for turn cost approval by Director of Property Operations or Regional Vice President, as needed.
  • Planning and developing new processes and systems for improved efficiency and increased profitability.
  • Adhering to and providing oversight of a quality control program to evaluate technician performance and ongoing training.
  • Working with Vendor Performance Manager and Field Technician Managers to ensure adequate vendor supply, allocation, and performance.
