About The Position

Project FIND’s mission is to provide low- and moderate-income and homeless seniors with the services and support they need to enrich their lives and live independently. Today Project FIND operates three supportive housing residences that are home to about 600 people and four senior centers with over 3,000 members. Our members and residents range from the healthy and active to the frail and homebound to the homeless. Job Summary: The Director of Real Estate is responsible for overseeing the management of all Project FIND properties and ensuring they are operated and maintained in alignment with the organization’s financial, physical, regulatory, and social goals, as well as the requirements of funders and oversight agencies. This role ensures the effective delivery of property management–related services to residents and supports housing environments that are safe, compliant, and mission-driven. The Director of Real Estate is responsible for ensuring that all Property Management Department personnel are adequately supported, properly trained, and fully aligned with Project FIND’s mission and values. The Director serves as a member of the Executive Management Team and contributes to agency-wide planning, coordination, and decision-making. The Director of Real Estate reports to the Executive Director and may receive guidance from other members of the Management Team as appropriate. The position provides direct supervision to the Facilities Director and Building Property Managers and may provide general supervision to other property management staff as needed.

Responsibilities

  • Asset Management Plans and oversees the lease-up and operational start-up of new properties, including the development of Resident Selection Criteria, Property Management Plans, agreements, and required forms.
  • Reviews vacancy reports; monitors resident income recertifications; and oversees the preparation and review of analytical and statistical reports related to portfolio operations, regulatory compliance, HUD-required documentation, and other programmatic activities.
  • Maintains responsibility for the financial, regulatory, and physical performance of assets across the portfolio.
  • Ensures properties are managed in accordance with commitments made to lenders, investors, and regulatory agencies; updates management plans, agreements, and related policy documents as needed.
  • Oversees the violations process (including HPD, DOB, DOS, FDNY, and other agencies) and coordinates mitigation efforts; may represent the organization in court proceedings when required.
  • Supports operations staff in the coordination and implementation of work orders.
  • Works collaboratively with the Property Management team and external consultants to manage capital needs projects, inspections, and compliance with applicable Local Laws.
  • Human Resources Management Provides human resources support to the Property Management Department, including oversight of timesheet submissions, corrective actions, hiring, and terminations.
  • Evaluates staff performance with a focus on effective project execution, accountability, and progress management.
  • Selects, trains, motivates, and evaluates assigned personnel; conducts timely performance evaluations; coordinates and delivers staff training; addresses performance deficiencies; and implements disciplinary and termination procedures in coordination with HR.
  • Conducts periodic on-site audits of properties to ensure operational, compliance, and staffing standards are met.
  • Reporting and External Communications Works closely with other Project FIND departments, as well as external owners, partners, and public agencies.
  • Responds to residents and public inquiries, complaints, and disputes; negotiates and resolves sensitive or complex issues; and conducts formal hearings when necessary.
  • Reviews financial statements and variance reports on a monthly and quarterly basis and implements corrective actions as needed.
  • Oversees and ensures the integrity, accuracy, and consistency of data maintained in the Property Management Information System (Yardi).
  • Leadership and Strategic Engagement Recommends improvements to property management programs, policies, and procedures to enhance effectiveness and compliance.
  • Participates, as requested, with Development Department staff in the review of new development plans, providing input on design, unit mix, affordability structure, and overall project feasibility.
  • Interprets and applies applicable federal, state, and local laws and regulations, ensuring compliance with Fair Housing, Non-Discrimination, and other housing-related legislation.
  • Serves as a member of the Management Team, contributing to the development of the organization’s strategic direction and ensuring departmental alignment with agency-wide goals and objectives.
  • Monitors and evaluates the efficiency and effectiveness of resident service delivery models and operational procedures.
  • Provides subject matter expertise to support departmental growth and adaptation to evolving industry standards, regulatory requirements, and environmental conditions.
  • Works collaboratively with Social Work and Senior Center teams to advance shared organizational goals and Project FIND’s mission and vision.
