About The Position

Director of Facilities, Boston Corporate Office - Boston, MA General Statement of Duties: Provides strategic leadership, oversight, and technical expertise to maintenance teams across assigned properties through a collaborative and hands-on leadership approach. Manages a dynamic and fast-paced schedule, which may include regular overnight travel, to support property operations and team effectiveness.

Requirements

  • High school diploma or GED required.
  • Bachelor’s degree or certificate in facilities management, engineering, architecture, or related discipline preferred.
  • Minimum of five (5) years of progressively responsible experience in property maintenance, facilities management, or construction supervision.
  • Required certifications must be obtained and maintained, as applicable.
  • Demonstrated ability to lead, manage, and develop maintenance teams.
  • Proficiency with Excel, Yardi, and other relevant systems is required.
  • Strong organizational skills with the ability to manage competing priorities across multiple properties.
  • Excellent analytical and problem-solving skills with strong attention to detail and follow-through.
  • Working knowledge of plumbing, electrical, HVAC, and building systems.
  • Ability to perform effectively in a fast-paced environment and respond promptly to urgent matters and emergency situations.
  • Willingness and availability to provide on-call support as needed, including after-hours support, excluding approved leave.
  • A valid driver’s license is required.
  • Demonstrated commitment to teamwork, professionalism, collaboration, and confidentiality.
  • Ability to lift up to 50 pounds; climb ladders; work with arms raised overhead; stand or walk for extended periods; climb stairs; bend, stoop, and kneel; and perform tasks such as lifting equipment, moving appliances or furniture, and shoveling snow, as required.

Responsibilities

  • Provides advanced technical guidance and troubleshooting support to Regional Maintenance Directors and Maintenance Supervisors.
  • Serves as a subject matter expert to ensure consistent maintenance standards, regulatory compliance, and operational excellence across the portfolio.
  • Cultivates positive, professional, and collaborative relationships with residents, community partners, regulatory agencies, and internal stakeholders while actively promoting Beacon’s culture and values.
  • Ensure consistent enforcement of and compliance with company policies, procedures, and all applicable regulatory requirements.
  • Interact with residents and team members in a respectful, patient, and professional manner, always maintaining strict confidentiality of resident and applicant information.
  • Serves as a liaison between property management and the Massachusetts Department of Environmental Protection (MA DEP) for wastewater treatment plant (WWTP) compliance, as applicable.
  • Directly supports Sr. Mechanical Director with assigned projects.
  • Provides direct oversight and supervision of maintenance personnel and contractors, as needed, to ensure quality, safety, and adherence to standards.
  • Reviews, monitors, and analyzes key performance indicators (KPIs), including work orders, unit turns, and preventive maintenance metrics, to drive continuous improvement.
  • Conducts annual property inspections and prepares all required documentation and reports.
  • Conducts annual safety audits in accordance with company standards and applicable regulatory requirements.
  • Conducts annual vehicle audits for assigned properties and fleet assets.
  • Performs annual audits of preventive maintenance programs to ensure effectiveness, consistency, and compliance.
  • Leads strategic preparation for REAC/NSPIRE and other regulatory or agency inspections, including pre-inspection reviews and quality control inspections of completed work.
  • Develops, manages, and monitors maintenance operating budgets and capital improvement budgets to ensure fiscal responsibility and alignment with organizational priorities.
  • Prepares and administers contract documentation, including scopes of work, requests for proposals (RFPs), and certificates of insurance (COIs), and oversees the execution of capital improvement projects.
  • Coordinates and supports disaster response and recovery efforts at assigned properties.
  • Provides technical and operational support related to environmental hazards and remediation initiatives.
  • Supports the implementation of energy efficiency initiatives and utility cost-saving programs in collaboration with internal partners.
  • Collaborate with the Procurement team to secure bulk pricing and preferred vendor arrangements for supplies and services.
  • Leads maintenance-related activities associated with property acquisitions, transitions, and takeovers, including completion of all required takeover checklists.
  • Partners with Beacon Construction & Development (BCD) on new construction start-ups and actively participate in construction and turnover meetings.
  • Conducts inspections of new construction units, as required, to ensure readiness, quality, and compliance with established standards.
