As a Director of Facilities, you will play an important role in hte oversight, management, and general upkeep of our property that meets or exceeds Buckner quality, service, and hospitality standards. Requirements

  • High School diploma required; college degree preferred. Minimum 5 years experience in general plant engineering required.
  • Must possess positive leadership skills and abilities sufficient for team building and effective supervision of staff and interaction with all levels of management with minimum 2 years experience directing, motivating, training and appraising staff in a plant management setting.
  • Requires thorough knowledge of life safety codes.
  • Requires ability to understand and follow basic oral and written instructions.
  • Requires ability to proficiently utilize computers with functional knowledge of Excel and Word.
  • Requires proficient ability to speak, read and write English.
  • Work deals mostly with objects, equipment and/or machines where the seeing job is at or within arm’s reach. Depth perception and field of vision (peripheral) are of some importance.
  • Requires ability to stand, walk, climb stairs and ladders; and push and pull equipment. Ability to move heavy materials and equipment. Crouches, kneels, stoops, reaches, and turns over 75% of shift.
  • Requires ability to recognize differences in sound generated by equipment or machinery, which may indicate operating problems or safety concerns.
  • Requires ability to perform job duties and manage multiple departments, tasks and responsibilities with minimal supervision. Extensive initiative and judgment involved in providing assistance to others wherever required.
  • Requires ability to problem solve and exercise quick decisions in emergency situations.
  • Requires ability to perform tasks with due consideration for the comfort and safety of residents in vicinity and ability to cooperate and work with other employees.

Responsibilities

  • Ensures all department staff receive appropriate orientation and follow up training in hazardous materials safety; proper use of mechanical equipment; infection control; emergency response; and proper body mechanics.
  • Implement department schedules with sufficient staffing levels that meet budgetary guidelines and provides satisfactory services to meet resident needs and physical plant operation.
  • Ensures that physical plant maintenance needs are met including but not limited to basic daily repairs of residential and common areas of the building interior and exterior, major mechanical equipment, kitchen appliances, HVAC systems, and plumbing
  • Develops and implements an organized and documented plan of preventive maintenance and inspection of physical plant systems to maintain safe, reliable, and maximum operating life/functioning of said systems including but not limited to electrical components, , heating systems, kitchen equipment, and exterior building and grounds elements.
  • Ensures the building’s interior and exterior design and functional elements including but not limited to painted surfaces, millwork, doors, windows, and flooring are maintained in good and safe condition.
  • Ensures timely refurbishment of all rental units to meet deadlines according to scheduled resident move dates.
  • Ensures timely and quality maintenance services are provided according to resident lease agreements and regulatory requirements and assesses quality of services via daily rounds inspection of work areas, staff productivity, and resident feedback.
  • Maintains all required inspection reports in current (non-expired) status according to manufacturer requirements, company policies, and regulatory codes on systems including but not limited to elevators, sprinklers, fire alarms, emergency call, gas plumbing, pools, fire extinguishers, emergency generators, grease traps, and all other systems governed by health, sanitation, and life safety code requirements.
  • Develops, implements and maintains written policies, procedures, and guidelines for maintenance services.
  • Plans, coordinates and carries out fire drills in all building areas in accordance with life safety code regulations and other regulatory agencies requirements
  • Conducts full staff training on life safety, emergency response, fire response, disaster response and security requirements of the building.
  • Maintains the master key system in orderly and secure status according to company policy and procedure to prevent breach of building security.
  • Ensures security needs of the property are met through measures including but not limited to proper maintenance and operations of cameras, electronic door and gate access, keyed locking mechanisms throughout the building, proper staffing levels, training of staff, development and execution of security and emergency response protocols, and education of community leadership and residents.
  • Ensures trash is removed from designated areas of the building to the compactor, other refuse interior and exterior is disposed quickly, and hazardous waste is disposed according to regulatory and sanitary code requirements.
  • Ensures exterior grounds are maintained including but not limited to lawn maintenance, pest control, foliage pruning, weeding, edging, fertilizing, and daily trash pick up whether completed through the contract landscape management company or accomplished through department staffing.
  • Ensures pest control services are maintained timely according to the needs of the facility and regulatory requirements to prevent and abate any and all pest nuisance interior and exterior.
  • Ensures supplies are ordered and maintained at par levels that result in efficient use of company resources and maintains purchasing within budgeted guidelines.
  • Assist Executive Director with annual budget for the department and executes operations within established budget guidelines.
  • Monitors expenses regularly, maintains expenses within budgeted guidelines, and prepares a monthly variance report.
  • Develops and manages budget effectively. Manages program resources to ensure they are used efficiently and appropriately.
  • Sources, hires, supervises, monitors, evaluates and provides direction to direct reports, as needed.
  • Monitors and provides constructive feedback; conduct annual performance evaluation.
  • Performs all duties in a courteous manner and maintains excellence in customer service including but not limited to cheerfully greeting residents and visitors with a smile and exercising respect with co-workers.
  • Works successfully as a part of a team and responsible for developing then maintaining strong working relationships with subordinates and co-workers.
  • Assists, guides, and supports supervisors with employee selection, review, evaluation and terminations.
  • Conducts staff meetings regularly; attends staff meetings as required.
  • Develops emerging leadership through professional growth and development.
  • Provides hands-on support and assistance to direct reports as needed to assist residents and meet facility operational needs.
  • Serves as a member of the monthly quality assurance committee and safety committee.
  • Detects, corrects or reports hazardous conditions that have potential to cause accidents or injuries to residents, staff, or guests. Immediately notifies supervisor.
  • Maintains SDS resource with current information; ensures accessibility to staff.
  • Communicates with other department directors to ensure positive collaboration to meet resident needs.
  • Communicates with residents and guests and responds to maintenance requests and customer service concerns in a timely manner.
  • Monitors department productivity and evaluates quality improvement needs and responds with timely resolution.
  • Conducts annual and as needed surveys of building and grounds conditions to ensure improvements and needed repairs are implemented timely.
  • Performs general office tasks as required.
  • Performs special assignments, projects, and other duties as required.
