About The Position

Lead One of Austin’s Most Iconic Communities Mueller is one of the nation’s most recognized master-planned communities—designed around sustainability, connectivity, and long-term livability. This role will lead a critical transition from reactive maintenance to a proactive, lifecycle-based asset management approach across both community infrastructure and residential assets. We are seeking a Director of Community Assets to lead the strategy, operations, and long-term stewardship of Mueller’s parks, landscapes, infrastructure, and residential asset systems. This is a highly visible leadership role responsible for setting standards, driving performance, and ensuring the community continues to evolve to meet future operational and environmental needs.

Requirements

  • A minimum of 10 years of experience in landscape management, construction, arboriculture, water management, facilities management, building trades, and swimming pool maintenance required
  • A minimum of 7-10 years of experience supervising professional staff required
  • Experience building or managing preventative maintenance programs, asset lifecycle planning, reserve-informed capital strategies, or long-range asset management programs required
  • Strong understanding of asset management systems and preventive maintenance protocols related to fitness, pool, HVAC, irrigation, mechanical equipment, and related infrastructure required
  • Experience working in a large-scale community setting, municipal parks and/or recreation department, master-planned community, or similar environment with diverse facilities and complex operational needs required
  • Demonstrated effectiveness in motivating, leading, and influencing board members, volunteers, committees, and community stakeholders required
  • Strong project management, budgeting, and vendor/contract management experience required
  • Experience managing capital improvement projects and cross-functional operational initiatives required
  • Ability to work effectively with boards, stakeholders, developers, residents, and community groups required
  • Strong communication, presentation, and interpersonal skills required
  • Comfortable speaking in front of both small and large groups required
  • Ability to create strategic management and leadership plans required
  • Proficient in Microsoft Office Suite, including Word, Excel, Publisher, PowerPoint, and Outlook required
  • Proficient with internet-based systems, software platforms, account access protocols, and digital reporting tools required
  • Proficiency in database management required
  • Ability to walk sites for extended periods and occasionally lift up to 30 pounds
  • Comfortable working in outdoor environments as needed

Nice To Haves

  • Experience working with volunteers, including clubs, committees, neighborhood groups, or similar community organizations preferred
  • Municipal or master-planned community experience
  • Irrigation or sustainability knowledge
  • Central Texas landscape familiarity
  • Relevant certifications (e.g., CFM, CPFM/CPMM, CMRT, SMRP, Lean Six Sigma) are preferred, or the ability to obtain within a reasonable timeframe

Responsibilities

  • Lead operations and long-term planning for landscapes, parks, irrigation systems, and shared facilities
  • Establish and lead a comprehensive proactive maintenance and asset management program across all community assets, including parks, infrastructure, and row home (townhome) components
  • Develop lifecycle plans focused on risk mitigation, asset longevity, and long-term cost efficiency
  • Oversee vendor performance and contract compliance
  • Manage capital improvement projects and RFP processes
  • Develop and manage operating and capital budgets
  • Serve as liaison to boards, developers, and stakeholders
  • Drive water management and sustainability initiatives
  • Ensure community standards for aesthetics and safety
