About The Position

The Digital Marketing Director is responsible for leading the day-to-day digital operations across all U.S. divisions. This role serves as the bridge between corporate leadership, local sales & marketing teams, our digital agency partner (Do You Convert), and the Online Sales Counselor (OSC) lead quality. This role ensures that the digital marketing ecosystem is aligned, measurable, efficient, and continuously improving — delivering the quality leads and data transparency needed to support division-level success. This role is located at our Empire Homes U.S. Corporate Office in Atlanta, GA.

Requirements

  • Bachelor’s degree in Business Administration, Marketing, Communications, Analytical Background
  • Working knowledge of housing/real‑estate marketing compliance (Fair Housing, ADA) and privacy laws (CAN‑SPAM, TCPA, CCPA).
  • 7+ years of digital marketing experience, preferably in homebuilding, real estate, or multi-location businesses.
  • Deep understanding of paid media (Meta, Google), website UX, CRM integration, and lead attribution.
  • Experience working directly with digital agencies and holding them accountable to performance goals.
  • Strong analytical skills — able to interpret data and turn it into clear action.
  • Familiarity with OSC programs and the online-to-onsite sales handoff process.
  • Excellent communication skills; comfortable presenting to executive leadership and division teams.
  • Highly organized, process-oriented, and comfortable operating across multiple markets simultaneously

Nice To Haves

  • Master’s degree (MBA or MS in Marketing Analytics) is an asset.
  • Experience in homebuilding or multi-location businesses preferred
  • Preferred certifications: Google Ads, Google Analytics (GA4), Meta Media Buying, HubSpot/Pardot (or equivalent MAP), SEO certifications (Yoast/SEMRush).

Responsibilities

  • Lead Digital Operations
  • Oversee daily digital marketing performance across all divisions
  • Align local execution with corporate strategy and business goals
  • Standardize best practices across paid media, websites, lead routing, and CRM
  • Identify inefficiencies and implement data-driven improvements
  • Manage Agency & Partnerships
  • Act as primary liaison with Do You Convert (DYC)
  • Partner on strategy, performance reviews, and testing initiatives
  • Ensure divisions execute on recommendations and action plans
  • Balance division needs with corporate standards
  • Drive Reporting & Insights
  • Build and evolve a centralized reporting framework
  • Define and track KPIs that reflect true performance and ROI
  • Monitor key metrics including lead quality, speed-to-lead, conversion rates, and cost efficiency
  • Develop dashboards and deliver actionable insights to leadership
  • Improve Lead Quality & Sales Alignment
  • Partner with OSC teams to ensure high-quality lead generation
  • Optimize lead-to-appointment and appointment-to-sale performance
  • Identify opportunities to improve targeting, messaging, and process
  • Support alignment between marketing and sales through training and best practices
  • Champion Continuous Improvement
  • Lead testing across creative, messaging, landing pages, and targeting
  • Stay ahead of trends in digital marketing, privacy, and AI
  • Pilot new initiatives with a focus on measurable impact
  • Share learnings and scale best practices across divisions
