About The Position

The Digital Media Marketing Specialist is a hands-on role responsible for executing and optimizing digital marketing efforts across Maryland Management’s 46-property multifamily portfolio. Working closely with the regional marketing team, this position implements data-driven digital strategies using creative content and marketing technology to improve online visibility, strengthen brand presence, and drive leasing performance by attracting and converting prospective renters.

Requirements

  • Experience in digital marketing, preferably in multifamily or real estate
  • Strong analytical skills with hands-on experience using SEO, paid media, Google analytics, and marketing platforms
  • Ability to translate data and performance insights into actionable recommendations
  • Ability to manage multiple properties and priorities in a fast-paced environment

Responsibilities

  • Execute and optimize digital marketing campaigns across websites, search, social media, email, and online advertising.
  • Manage website content in collaboration with the regional marketing team, ensuring accuracy, consistency, and optimized conversion performance.
  • Oversee Internet Listing Services (ILS) including Apartments.com, Zillow, and other platforms; monitor cost per lease and move-in performance and provide budget recommendations within established parameters.
  • Manage online reputation and Birdeye, including review monitoring and response, survey and review campaigns, LLM optimization, and listing data accuracy.
  • Execute SEO initiatives and manage Google Ads and other paid campaigns.
  • Conduct A/B testing and optimize the digital leasing journey to improve lead-to-lease performance.
  • Create and execute social media content and campaigns highlighting amenities, lifestyle, resident events, and neighborhoods.
  • Monitor and optimize Elise AI performance and assist with marketing-related software updates, including Entrata.
  • Track and report on key performance metrics including conversion rates and website engagement.
  • Ensure digital marketing content complies with Fair Housing laws and company brand standards.
