A Development Manager (‘DM’) is able to undertake many of the day to day tasks associated with development without oversight or direction. As a DM, you are also developing additional skills that will allow you to move into the role of a VP of Development / project lead. Essential Functions: The DM supports the development group with a diverse set of activities and responsibilities beginning with project solicitation and continuing through construction completion and into project operations. A Development Manager will be capable of independently performing the following functions as a project progresses from identification through project occupancy: Analyze project and partner viability Create comprehensive project assessments and reports for evaluation by the project committee Vet and make recommendations on project team members Document project processes--agendas, meeting minutes, team member correspondence/direction Create and manage project schedules and action item lists Create project financial models and finance packages for use internally and in the capital markets. Transition projects from predevelopment to construction and from construction to operations Assemble and document project metrics and historical data Research market trends and present findings to development teams and company principals A Development Manager will work closely with Sr. Project staff and/or company Principals to accomplish the following: Create project proposals in response to RFQs and RFPs Assemble and manage development team members during predevelopment and construction Enforce/ensure schedule adherence Execute entitlement and permitting processes Execute project closings Track project expenditures versus budget. Maintain financial forecasts for active developments. Support the construction and development team throughout the construction process in order to maintain relationship consistency, provide a high level of customer service to our institutional partner and ensure adherence to project agreements and project quality standards Support property management team ultimately responsible for post completion facility operations In addition, the Development Manager will support Sr. Development staff or company Principals to: Draft and negotiate all project agreements Structure finance and project capitalization plans and strategies
