About The Position

The Cost Segregation Manager will be responsible for assisting with expanding the firm’s cost segregation service line. This role involves managing and delivering high-quality cost segregation studies in collaboration with partners, client teams, and internal staff. The position is focused on identifying tax savings opportunities for real estate clients and supporting business development efforts. Success in this role requires deep technical knowledge of tax depreciation rules, real estate, and construction, along with strong project management and client service skills.

Requirements

  • Bachelor’s degree in accounting, finance, engineering, construction management, or a related field
  • 6+ years of hands-on experience conducting cost segregation studies, preferably in a public accounting or consulting environment
  • Strong understanding of IRS guidelines, MACRS depreciation rules, and tax implications related to fixed asset classifications
  • Proven ability to analyze construction documents, architectural drawings, and fixed asset records
  • Excellent written and verbal communication skills, with the ability to explain complex tax concepts to clients and team members
  • Demonstrated project management and leadership skills, including the ability to manage multiple engagements simultaneously
  • Proficiency in Microsoft Office Suite and relevant tax or cost segregation software

Nice To Haves

  • CPA, PE (Professional Engineer), or master’s in taxation (MST)
  • Experience working within a CPA firm or with a specialty tax services team
  • Familiarity with IRS audit procedures related to cost segregation and fixed asset reviews
  • Experience mentoring or managing junior staff
  • Business development experience or ability to identify and pursue growth opportunities within existing client relationships

Responsibilities

  • Assist with all phases of cost segregation studies from engagement to delivery
  • Analyze construction documents, architectural drawings, and financial records to identify assets eligible for accelerated depreciation
  • Collaborate with clients, CPAs, engineers, and tax professionals to gather data, conduct site visits, and present findings
  • Prepare detailed written reports and documentation that support asset reclassification and meet IRS guidelines
  • Train and mentor junior staff and support team development within the specialty tax services group
  • Monitor and apply changes in tax laws and IRS rulings that impact cost segregation and fixed asset treatment
  • Identify opportunities to expand services with existing clients and support business development efforts to attract new clients
  • Ensure quality, accuracy, and timely delivery of all client deliverables
  • May lead and supervise subordinate team members
