About The Position

The Controls Specialist oversees, troubleshoots, maintains, and operates Central Utility Plant (CUP) Building Automation Systems and associated equipment. This position operates and maintains site-critical engineering systems and equipment that supply the facility with heat, utility and conditioned water, ventilation, electrical distribution, air conditioning and other environmental and critical systems in accordance with diagrams, operating manuals, industry best practices, and manufacturer’s specifications. Pay Rate: $42.98 per hour Shift: Includes shift work. May work first, second, or third shift with prior notice

Requirements

  • High School Diploma or Equivalent
  • Top Secret Clearance or ability to obtain one
  • Journeyman electrician license from DC, MD, VA. Must be able to obtain VA license with 6 months
  • 5 years of progressive, hands-on experience in electrical or controls work in a commercial or industrial setting with equipment and systems similiar to those used on site.
  • Proficiency with National Electrical Codes and Local Codes.
  • Valid driver's license
  • Ability to respond onsite within one hour in cases of electrical system outages/interruptions.
  • Must have a strong Electrical Controls background for systems and equipment to include such items as but not limited to: MCCs, Programmable Logic Controllers, VFDs, and electrical Controls. Should also be familiar with the fire and life safety systems, as well as sprinkler systems.
  • Proficiently use test equipment and devices pertinent to mechanical and electrical systems and analyze test results.
  • Qualified to wear appropriate PPE as described by NEC 70E safety regulations.
  • Ability to work from blueprints, drawings, layouts, or other specifications.
  • Ability to locate and diagnose electrical system deficiencies or failures.
  • Ability to solve standard computations relating to load requirements of wiring or electrical equipment using a variety of electrician’s hand tools and measuring and testing instruments.
  • Ability to properly document actions, testing results, observations, and final diagnosis of electrical system faults or problems.
  • Ability to determine the steps necessary to assess an electrical situation using testing devices, blueprints and maps.
  • Must maintain a safe work environment by adhering to all company guidelines and OSHA safety requirements and through reporting violations of policies, procedures and guidelines to immediate supervisor.
  • Ability to use ladders, scaffolding, platform and lifts to work on electrical systems
  • Answer emergency calls quickly, assess the safety of the situation upon first arriving at the scene and provide directions to individuals affected by the electrical emergency to ensure their continued safety and comfort.

Nice To Haves

  • A minimum of five years’ experience in SCADA maintenance with thorough understanding of electrical systems, controls, experience in data center or complex mission critical environments is preferred.

Responsibilities

  • Monitor and control building equipment; be familiar with facility’s Supervisory Control and Data Acquisition (SCADA).
  • Perform service on tenant generated calls for systems and equipment to include such items as, but not limited to: Variable Frequency Drives (VFDs), Air Handling Units (AHUs), Motor Control Centers (MCCs), High and Medium voltage Switchgear, Programmable Logic Controllers and associated Controls.
  • Inspect and adjust mechanical equipment and systems, as well as general maintenance functions while adhering to energy model for building efficiency.
  • Record and report all faults, deficiencies, and other unusual occurrences as related to SCADA.
  • Respond to emergency situations and perform any and all tasks necessary for the protection of occupants and property.
  • Installing, troubleshooting, repairing, and replacing various electrical components such as wiring, switch boxes, and lighting fixtures.
  • Interpret technical documents such as schematics, blueprints, and manuals. This is a key requirement for equipment installations.
  • Troubleshoot and repair industrial control systems and maintain high-voltage systems to include motors and generators.
  • Regular inspections, quality control, and preventative maintenance on machinery are essential duties.
  • Maintain concise records, adhere to electrical codes, and communicate effectively with colleagues and clients.
  • Maintaining a safe work environment and comply with established safety procedures.
  • Safely and efficiently maintain and operate Electrical Switchgear and Equipment ranging from Low Voltage (up to 6Kv) to Medium Voltage (6kv-15Kv) and High Voltage (greater than 15Kv) systems.
  • Assist the Plant Stationary Engineers during Power Outages to ensure proper Electrical System functions.
  • Other duties as assigned.
