About The Position

Our SelectLeaders client is a family-owned construction management, development, and general contracting firm based in Brooklyn, NY, focused on multifamily affordable and supportive housing. For decades, they have partnered with faith leaders, local officials, and community organizers to shape the neighborhoods in which we live and work. The firm develops affordable housing in partnership with HPD and HCR, leveraging city and state subsidies, tax credit structures, and additional capital sources. They also provide construction and ownership representation services for church-led housing initiatives across New York City, Maryland, and Atlanta. With approximately 1,500 units nearing completion and 2,500 units in the pipeline, this is an opportunity to play a meaningful role in shaping the future of affordable housing in New York and beyond. At this time, they are seeking a Community Development Project Manager to oversee affordable housing developments from inception through stabilization. This is a milestone-driven, highly visible role reporting directly to the CEO. Requirements

  • 3+ Years experience in affordable housing development
  • Direct experience with LIHTC, tax-exempt bond financing, municipal bonds, debt and equity structuring, and subsidy layering (city/state programs)
  • Familiarity with lender relationships and syndicators
  • Understanding of compliance and regulatory requirements in affordable housing
  • Strong financial modeling and pro forma analysis
  • Ability to work collaboratively with co-workers and representatives from the nonprofit, corporate, philanthropic, and public sectors, and demonstrate flexibility and poise in dealing with a diverse range of individuals and organizations
  • Entrepreneurial spirit and ability to work independently on multiple tasks and projects, set priorities, and be a positive, solution-oriented professional
  • Proactive, responsive communicator
  • Desire to empower and uplift communities
  • Availability for occasional evening events, workshops, and training

Responsibilities

  • Manage projects through the full development lifecycle (pre-development through stabilization)
  • Analyze state and city subsidy term sheets and execute initial financial feasibility reviews
  • Structure and execute LIHTC transactions, tax exemptions, municipal bond financing, and debt-to-perm financing
  • Coordinate with lenders, tax credit syndicators, and financial institutions throughout construction
  • Track requisitions, capital stack components, and milestone deadlines
  • Ensure compliance with affordable housing tax credit guidelines
  • Identify potential sources of financing including pre-development loans, construction and permanent loans, tax-exempt bonds, IDA bonds and New Market Tax Credits during the initial underwriting phase
  • Create, modify and update financial modeling for various real estate transactions specifically LIHTC programs, municipal bonds and new market tax credits
  • Interface with city and state agencies (HPD, HCR, HUD-related programs)
  • Maintain strong relationships with lenders and syndicators (e.g., major banks, tax credit equity providers)
  • Work closely with faith-based partners and community organizations
  • Identify and create pathways for local workforce participation in construction projects
  • Empower tenants and promote stabilized, well-managed housing environments
  • Contribute recommendations for property management improvements
  • Aid in identifying opportunities for future development and community partnerships
  • Drive project milestones and proactively remove roadblocks
  • Maintain detailed documentation and ensure responsiveness across stakeholders
  • Build or refine internal processes
