About The Position

Impact Housing (IH) is a vertically integrated modular design-builder and developer headquartered in Southern California. Our mission is to continuously evolve the world’s most sophisticated and efficient housing delivery system. We pursue this mission by reimagining every element of how multifamily projects are designed, manufactured, and built—driving down costs, shortening schedules, and expanding access to high-quality housing for the people who need it most, whether through LIHTC or unsubsidized projects. To date this decade, the IH team has built or is actively developing close to 1,500 modular units at all-in costs of roughly $275,000 per unit—demonstrating a scalable, repeatable path to affordability. With the capability to produce approximately 1,000 units per year today, IH is expanding to meet growing demand in San Diego, Los Angeles, and beyond. We are now entering the next stage of our growth and strengthening every team across the company to achieve our next set of goals. We plan to manufacture and build more than 10,000 units through 2030. To accomplish this, we are implementing the Lean Standard Model company-wide; deploying AI at every level of the company; and positioning IH as a national thought leader in modular development. The foundation for our success is firmly in place. Impact Housing seeks a CFO focused on operational finance and accounting across three verticals: Manufacturing (modular housing production) Operations (Architectural, Construction, HR and other corporate functions) Property level financials (supported primarily by the Controller and acquisitions team) The CFO will lead enterprise-level FP&A, cash flow modeling, and operational financing (asset-based lending, lines of credit, and equity raises). The role includes oversight of finance and accounting, risk management, facilities, HR, IT systems, and external communications. The CFO will work in close partnership with the CEO and COO to ensure budgets, resources, and growth strategies align with operational and financial goals.

Requirements

  • Proven success as CFO or senior finance executive in a vertically integrated, operationally complex company (construction, real estate development, or manufacturing).
  • Expertise in operational finance, cash flow management, and asset-based lending.
  • Experience raising debt and equity at the operating company level.
  • Demonstrated ability to prepare companies for commercial debt financing.
  • Strong track record in budgeting, variance analysis, and KPI-driven reporting.
  • Strategic thinker with hands-on execution skills in a high-growth environment.
  • Strong leadership presence, communication skills, and commitment to ethical, mission-driven decision-making.
  • Undergraduate degree in finance, accounting, or related field required

  • MBA strongly preferred.
  • CPA and/or CFA credentials are highly desirable.

Responsibilities

  • Develop and execute financial strategic plans for short-, medium-, and long- term growth.
  • Lead FP&A, forecasting, and scenario planning to support scaling from ~$70MM revenue toward $150MM.
  • Manage working capital, cash flow, and debt structures while ensuring strong internal controls.
  • Partner with the CEO on capital strategy, including preparing for commercial debt and leading the upcoming Series B expansion round.
  • Serve as a trusted advisor to CEO and COO, providing clear insight into profitability, financing options, and capital allocation.
  • Oversee project-based revenue model, managing large design build contracts exceeding $20MM each, which include architectural, general contracting, and modular manufacturing.
  • Forecast profitability across multiple contracts and verticals; ensure budgets allow flexibility to scale with demand.
  • Hold vertical leaders accountable for delivering on projected costs and timelines.
  • Negotiate vendor and lender agreements to optimize financial outcomes.
  • The CFO will be responsible for the procurement and oversight of the company’s insurance including E&O, GL, Products, Auto, Workers Comp and other products as appropriate.
  • The CFO will be tasked with procuring payment and performance bonds/supply bonds for different verticals within the company (primarily manufacturing and construction) as required on a project-by-project basis.
  • CFO should be able to work with the appropriate brokers to identify the appropriate financial strategy or reporting to provide a roadmap and implementation to increase bonding capabilities.
  • Lead the budgeting process across all verticals; deliver accurate reporting and variance analysis.
  • Build KPIs linking operational performance to financial outcomes.
  • Ensure compliance, governance, and transparent communication of results.
  • Implement, manage, and continue adoption of our NetSuite ERP, BI systems for integrated financial and operational visibility.
  • Champion initiatives that strengthen operations, supply chain, and market presence.
  • Secure efficient capital sources and optimize liquidity strategies.
  • Lead M&A opportunities from evaluation to integration.
  • Represent the company as an industry leader and community ambassador.
  • Build and mentor a high-performing finance and accounting team.
  • Foster accountability, collaboration, and continuous improvement across functions.
  • Identify and develop future leaders; ensure progression and succession planning.
  • Create a culture where finance partners with the business to drive results
